How many?

How many houses did you look at before you found "the one"?  Just wondering if we might be jumping too soon.  I know everyone is different, but I am curious anyway.  Thanks for your input.

  • Too many to count.  We were also in contract with one house that fell through because the seller couldn't pay off a lien in order to sell to us.  I saw a few that I liked right away in the beginning but it helped that before we started looking seriously we made a list of things we definitlely needed, things we wanted, and things we were willing to compromise on.  It helped to keep things in perspective when I was on the fence about a house.  Good Luck.  Everyone told us we would know the right house when we came accross it.  I didn't believe them but it's true!
  • haha... dh and i have seen atleast 2 dozen and we've bid on 4... right now we're waiting for a lien issue to be cleared up, but if all goes well, we should be closing by dec 1st and able to move in b4 the holidays!!!

  • I think around 25-30 (but I honestly didn't keep count).  We were in no rush to purchase so we were able to be as picky as we wanted and it payed out!  I agree with pp...there were a couple early on that we seriously considered, but there was something holding us back.  I am soooooo glad we waited because the house we ended up with is as close to what we wanted as we could have found.

  • A LOT.  I probably looked at close to 40, if not more.  Out of those 40, DH was probably w/ me for about 1/2 of them.  I did a lot of open houses on my own! 

    I was looking while our house was on the market to sell just to get an idea of what was out there and where, etc.  right after we got an offer, we looked at a few more houses and it was in that batch that we found "the one".

  • I guess we were on the low end. We bought the 8th one we saw. We were looking in a very specific area of town though.  We spent a good bit of time looking at MLS listings online and were able to cross off a lot right away just by doing that.

  • H and I started looking last year when we had no idea what our budget was going to be like. This was prior to us getting a job in the town we now live in. We searched just to get an idea what was on the market and we thought we found the "one" after looking at about 10 houses. Now it's a year later, that same house that we thought is "the one" is still on the market and nothing like what we want now. We've looked at maybe 40 houses and we have narrowed down to two houses. They're both really nice and we're just waiting until I start my job to guarantee job security. I got a job offer about two months ago but I'm still waiting on my security clerance before I can start working. As soon as I get my first day started, we're putting in an offer.
  • I looked at hundreds online but in person we only looked at 16.  The first day we went we looked at 10 and went under contract on the 10th house but that contract fell through because the appraisal came in that the house was in under average condition so we couldn't get financing.  Then we went and looked at 3 one day and 3 another day.  We then looked at the house we ended up buying a second time and put in an offer.  We only had three nonnegotiables when it came to a house though.  We wanted at least a half acre lot, a big kitchen area, and a large rec room.  We are very handy and had already completely renovated one house so cosmetic stuff was no biggie for us.  Our house is completely outdated but it is perfect for us because it is big and we can redo it to our taste!

  • Just because you've found a house quickly doesn't necessarily mean you're "jumping in too soon."

    If it's got everything (or most of what) you want, then you got lucky and had an easy house search. :) How does it match up with your wish list?

    We looked at hundreds and hundreds online and visited probably 10-15 in person, including open houses.

  • One new build, and then this house. We knew it was the right house and right neighborhood for us.
  • We've probably looked at 20-25 so far and still haven't found the one.  We've made 2 offers, and been under contract once for a SS that fell through.

  • Hundreds online, about two dozen "drive-bys," and about 10 showings or open houses. We are looking in a very specific area though and have lived here for years so we knew what we wanted.

  • It is so nice to hear everyone's stories.  We have looked at 12 houses, one yesterday was a great house but on the top of our price range.  It only really needs cosmetic items like removing wall paper and carpet in some rooms, so things that would make it "our home".  

    I am a bit more selective on the house style than my husband so he said he would like me to look at ones by myself.  Some women dream of their wedding day, not me, I dreamt of houses as a child.   I am being realistic about our price range though.  I am going to see two more today.  We do have a wish list and items we would be able compromise on/or not, and it has been helpful for the house we like (that we saw yesterday).  After seeing one of the houses today, a mid century modern (a fav style), I will have a better idea of why I like and don't like the house we liked from yesterday.

  • About 10 before house #1.

    We looked for 4 years for house #2. (limited inventory and we had very specific requirements - worth the wait, though.)

  • We looked at hundreds and hundred online over the course of 2 years and only 10ish in person. We knew what we wanted.


    My brother and SIL looked at over 80 in person (ugh) before buying their first! I think when you know you know!

  • We bought the 3rd one we looked at. Yes, I did look at some online but they were ruled out immediately. The first one we saw in person was a definite no...too small and smelled of cat urine. The second was ok, a fixer-up for sure but we wanted to expand our search. I went home after the second one and expanded our search area about 20 minutes and found THE one. We saw it the same afternoon and put in an offer that night. It is now the place we call our home and I LOVE it!
  • 5 (and 1 was only an open house). And this was actually the 2nd one we looked at, but we had the other viewings booked already so we went anyway, knowing we'd probably be putting in an offer on this one. 

    TBH, there wasn't a lot in our price range, and we did need to move within 4 months of starting to look, so we jumped when we saw something we thought would work. We've been here 2 months, and we're really happy with that decision so far. 

    Life is good today.
  • Five I think, maybe six. We would have looked at more but the house we ended up buying had a significant price drop to below our budget.
