taking house off market and relisting
My realtor is saying this might be something to think about, to reset the number of days on the market. We've been listed since August 1st. I don't understand the point, won't all realtors see that we were listed, took it off, and relisted for exactly this purpose? And then tell their clients that the house was relisted? Does anyone know why this might make sense? Thanks.

It will refresh your listing and may be seen by people just entering the market. Realtors will be able to go back in and see the history in their MLS, however, buyers who are searching via public websites will not see the history and may ask their REA to see the property.
Give it a shot, never know who might see the new listing.
With the use of zillow - more and more people can see when you do this - removing for one day will get a few more hits, but isn't a solid marketing move from an RE in my opinion. I think it's more valid to take it off - do something to make the property more desirible (paint, restage, an upgrade to bathroom/kitchen, etc.) just something other potential buyers have commented on during showings and then come back on at a lower price. However, those 3-30 more hits from relisting might find you the one person who hasn't seen and might want your property.

It may be worth a shot. But any buyer's agency worth his salt should check the full history of a house on the market.
FWIW, DH and I are thinking about buying next year. I monitor the market inventory on a weekly basis. So despite the online MLS information, I know when a house has had multiple price drops and whether it has been 'delisted' and then relisted. Not every buyer is crazy like me
