When to call realtor?

DH and I would like to list our house in late winter / early spring. Somewhere between February - May. We plan on building after our house has sold. We don't need to make a profit on the house but we do need to break even. I'm a little concerned that we won't be able to do this. According to zillow, our house is worth $30,000 less than what we need to sell for. I don't think this is accurate because we have done a lot of updates (finished basement, new hardwood floors & tile floors, updated bathrooms, etc)

Is it too soon to have a realtor come over now to give us an idea of what we could expect for our house in the spring? I don't want to continue to look into new construction now if it won't be realistic for us (that we won't be able to sell our house).

Re: When to call realtor?

  • Zillow is an unreliable source for home values. The only way to know what your hosue is worth is to look at what comparable homes have sold for and a realtor is your best source for that. I think it's fine to contact an agent now, just to see if prices have even been close to where you need them to be in order to sell.
  • You should call someone now.  Zillow is inaccurate, but you might be surprised by what comps are - they could be a lot lower than you think.  You don't want to get your hopes up.  Depending on when you bought your house, it might be unlikely that you'd break even in this economy.  Updates only go so far...  GL!
  • You should call a realtor now to have a market analysis done to get an idea of where you're at right now.

    Remember, things can change quickly, and prices may be lower/higher in the Spring. But it's good to know what you're dealing with.

    Things are rough out there for us sellers. 

  • We're almost in the same exact boat.  We just bought some land we plan on building on.  We want to take 1 year to pay off the land before we start to build. Anyway, we have to sell our current home.  We had a realtor come over last week and walked through the house.  He told us what we needed to do to get it ready for the market (staging, painting, etc).  We plan on listing mid-January.  Once it sells, we'll move into an apartment while we pay off the land and build the new house.

  • now for sure.  we consulted one year before selling and it helped greatly.  Our relator did the market analysis and came up with an exact number to sell for. (of course that can change in a year though).  More importantly, she gave us a net sheet that showed all the realtor and other fees so we knew how much to deduct off the bottom line.  We were clueless so that helped a ton.
