How can you do it? What did you have to ensure of? How did you make an offer? Online resources?

  • Hi, We are in process of waiting to close without agent. In some cases it works out for the best, because the seller took of the money he was going to pay to agent from the price of the property. We came to agent of the seller and told him that we will be buying the property without an agent and if he can take the fee from the final price and he did. We made an offer through our lawyer , but seller's agent can provide the contract to you.

     I just think if you are going without an agent get a good lawyer who you can trust and who will do your closing. In  order to go without an agent you need to contact the seller or agent of the seller directly.

  • When we sold, we would not pay less commission if the buyers didn't have an agent.  So it's not a guarantee that you'll get a "cheaper" price because the seller isn't paying as much commission.

    Can I ask why you are buying without an agent?  You really have nothing to lose.  I could see doing it if you buy FSBO because that seller won't want to pay a commission (sometimes) but if you are buying from someone already paying a commission, it's worth it for you to be represented by a realtor that is not selling the house.

    This. Most homes listed with big agencies will not take less commission if the buyer doesn't have an agent, so I don't think buying without an agent is usually worthwhile.
  • I'm in the process of doing so now. The seller did take a lower offer bc they didn't have to pay commission. I submitted an offer through their agent and have been communicating with them.
  • Your mortgage consultant should help you through this confusing process.  I work for Wells Fargo and walk my customers through it all :)  I would be happy to help, if needed.  
  • I know in my area, many people who are lawyers sell their own homes by owner.  Most lawyers are smart enough to make it a smooth transaction as it relates to their career.  I'd just want to meet the homeowner and see what type of background knowledge they have before considering.  Also, the escrow companies help more than most expect.  Usually you can pick up a phone and ask them anything.
  • We purchased a short sale through the seller's agent. It worked out great for us because the REA agreed to pay for the repairs required by FHA.
