Update--buying a short sale

So we put in a contract on this house...its in better condition then we expected it to be-a new roof was put on in 2006, the hot water heater was just put in this sept. and all the appliances are new.

so the sellers accepted...and i guess its now waiting for the bank to accept/reject? I know this can take the most amount of time...does anyone know about how long?

My other concern is how we would break our current lease...we dont have a copy of the lease agreement, is that something we can request from the leasing office?

    Expect to have a 60-180 day wait.

    Unless you just re-signed the lease, chances are your lease will be up before your SS is approved 

  • It took us 5 months to get bank approval and we were supposed to close October 26th. Then as the title company was pulling up the paperwork, they discovered the sellers had a 2nd mortgage they didn't disclose and the company they use to do an abstract search didn't find it either. Now it's been almost 7 months and we're still waiting to see if the 2nd mortgage company will accept the 1st mortgage company's offer for buy out. Some people on here really seem to luck out and get bank approval very quickly and then you hear horror stories of people who have waited months and then the bank says they will only accept an offer of like $100k more than the offer price. Just make sure you go into it with an open mind and be patient but keep looking at other houses online and don't get your hopes up too much.
  • It took 3 months for us, from the time we put in our offer to the time it was accepted. It would have been faster but we found out halfway through that they had 2 liens on the house. This is the "hurry up and wait" part but be patient, it'll happen eventually lol

  • It took us somewhere around 45 days to get the banks approval and we closed about 2 weeks later.
  • I know it will take a while...im feeling a little down and out about it today because our agent pretty much said its a long shot, especially because its an fha loan and its contingent on this shared well.  We still cant find anything out about a shared well agreement (which will make or break getting the loan).

    She also said the listing agent is probably dragging his feet on this contract because its a lower offer than the listed price (which my agent said to do) and wants a better offer. We were perfectly fine offering the listed price...so like i said i guess im feeling like it really is a long shot now, and sad cuz i fell in love with this house.
