Hello there ladies! I'm new to the Nest, and to this board. I migrated over from the Knot shortly after my wedding in June. My name is Dana, I'm 26, work in retail and am a student. My husband Matt is 32 and is a civil engineer. We have three furry little babies; a 7 month old lab named Morgan and two kitties named Squishy and Whitey.
We are also in the home buying process, which would explain why I'm posting here! We put our bid in a couple weeks ago, the seller countered and we accepted. The home, roof and pest inspection are all done and the appraisal was done today, although we may not hear anything about it for 10 days or so.
I guess my question is, where does it go from here? I know that our closing date is set to be 11/29 as long as nothing weird happens. Does that mean we just sit here for the next 3 weeks while paperwork is done, or could the close come sooner since the appraisal and inspections were done so quickly?
Excuse my ignorance, this is a first for me and I'm overly anxious!

You'll probably hear back with inspection results in a few days. You'll need to go over those with your husband and decide if you want to ask for any repairs to be made or any money off the price for you to fix some of the issues yourself. The sellers will think this over and decide what to do. You may go through a shortened negotiations on this issue.
Your mortgage company will hear back about the appraisal. As long as it's equal to or higher than the amount you are paying, you'll be fine. If it's less than the amount you are paying, then you'll have to either ask that the seller drop their price or decide if you want to bring extra money to closing. Bringing extra money to close isn't idea because at that point you have paid more than the house is worth.
There is a chance you could close early but honestly with the bank holidays (11/11 and Thanksgiving day) as well as some people taking extra time off around the holidays, I wouldn't count on it.

We already hear back from our inspections. There wasn't anything too major but overall they quoted about $8000 in repairs which the seller agreed to fix. He says that they should be done in the next week or so.
Hopefully the appraisal will come back ok. We're crossing our fingers for an easy close! lol We just want to get this all over with and out of our condo.
