Is this too picky to ask for?

We will be starting to look at houses in the spring. Is it too picky to have these requests for a realtor to look for: at least 3 bedrooms, 1 1/2 to 2 baths, one level house with a basement, no gas heating, a little bit of land (1 acre or less)?

  • No.  That's kind of a standard list, IMO.  But - you just have to realize that the realtor is going to show you houses that don't necessarily 100% meet your preferences.  Any "wish list" you come up with, you need to break it down - was are absolute musts, what is largely preferable but you're flexible, and what's a dealbreaker?

    And think about things like location (busy road, near a highway, etc), garage vs carport vs nothing, a fixer upper or already updated, and so forth.

    For us, a minimum of 3 bedrooms and 2 baths was a requirement.  Anything less, we weren't interested.  It also had to have a useable yard for our son. 

    But a garage was preferable, but when we ended up w/ a carport, we were fine.

  • Not really.  If those are things you will not be flexible on then ask for those.  Like the pp said, you'll probably see homes that don't meet that criteria.  You might see one that has a bonus room above the garage instead of a basement, etc.  The "no gas heat" is kind of a random request.  Can I ask why?

  • No gas heat? Why?  Gas tends to be cheaper and more efficient than electric.

    Your list is reasonable.

  • I don't consider it picky, but you could have a tough time finding a home without gas heat.

  • You can be as picky as you want, but understand that you might have a hard time finding everything you ask for in the location/price point you are in.  As a pp mentioned, it is important to be open to viewing homes that might be missing something on your list unless it is an absolute deal breaker.

    We ended up finding one that had 99% of what we wanted and we conceded on a few things.  It had all of our "must haves" and was missing a few of our "it would be really nice ifs" because it was "the" house for us!

    Depends where you live. There are places where it's rare for homes to have gas at all. Sometimes propane, sometimes just electric.

  • I don't think its too picky either. Your realtor needs to know what your must haves vs wants are so that he or she can find something that is suited to your needs. I'm sure whatever you tell your realtor, they had someone else tell them something way crazier anyhow. Good luck on the search!

  • Not picky at all. Our REA had us fill out an extensive list (# of bed & bathrooms; yes or no to basement, garage, fencing, pool, corner lot, etc).
