My current house(long)

Hi, my name is Sabrina. I am 26 years old and married in 2007. I bought my house on my own before I got married. I usually just lurk this board, but I had some questions.

We are currently trying to sell my home that I purchased 3 br 3 bath 1560 sq foot home in DFW area to buy our dream home in the country. We have outgrown the current house since we have a little boy and my mom has moved in with us. My house has been on the market with a horrible real estate agent since May of this year. Our contract ended and now we are with a great real estate agent. We have had one showing and having an open house this Saturday after having the new contract for only two weeks.

This is my first house to sell and I really don't know what I am doing. Other than the information provided by my real estate agent, I am lost.

Does anyone else have expirience with having an open house? Good or Bad? What kind of things should I be doing to prepare? How long has it taken for others to sell a house around this same size? What will need to be done with my house after an offer has been submitted? Any information is greatly appreciated.

  • Most open houses do not result in a sale, so don't get your hopes up too much.

    Ask your realtor how long houses in your area are on the market to give you a better idea of what time frame you're looking at.

    Don't try to sell your house on the nest. That's just silly. 

  • We just bought a 1650-square foot house in the DFW area, and the house we bought had been on the market for 90 days before we saw it.

    We saw a lot of houses from 1300-1900 square feet. In the end, it just came down to a specific neighborhood we wanted to be in, and the house's layout was such that it feels much bigger than it really is. Those are things the seller can't change, so there's nothing you can really do to prepare. 

    One house that we saw, in particular, had been perfectly staged and completely upgraded (travertine floors, granite counters, wood floors) but the layout just felt cramped and it wasn't the neighborhood we wanted to be in.

    I know my mother consulted a house stager to help her sell her house. But the right buyer will see beyond the wallpaper/paint color/furniture anyway, so it's not necessary. Just make sure you're listed on Zillow, Redfin, and any other home-buyer-search-sites, and make sure the pictures show your house in the best light. Trust me, the buyer will find you if your house fits their criteria, as long as you're out there on the web!

  • I'm in the buyer's market and I've attended lot of open houses. I can tell you what really turns me off.

     I hate it when I walk into a house that looks like it hasn't been taken care of.I analzye everything...so when I see LOT of markings on the walls, doors, etc. I immediately get turned off, simply because I cannot imagine what the house would be like when all the picture frames, furnitures, etc. are removed. There was this one particular house that had many digusting filth that I wanted to leave ASAP. I'm talking about a shower with curtain halfway open and a HAIRBALL all wrapped up and left in the middle of the shower. You must make sure that the house is spotless.

    Perhaps some people may think that I'm silly to judge a house by it's filth. But really, if a person can't take care of the house...what would the house look like without all the furniture and picture frames in place? We found a pattern with this house that we immediately assumed someone had anger issues...sure enough we found a hole in the wall behind a furniture.

     From a buyer's perspective, you must make sure your house is spotless.

    It's not that silly. I posted a link of my house on FB and sold it to a FB friend right away. In this market you got to be creative. Good luck OP!

  • Thank you, ladies. I don't think it was silly to post that information because lots of newlywed couples and couples relocating to other places would be on this message board. Just my opinion though.

    My house is painted a light beige wall all throughout, so no wild colored walls here. I did take a box of magic erasers to every wall and door. I have a two year old and little marks can appear on the lower part of the walls from him sometimes. My house is a 2001 and no damage to walls or repairs that need to be made. I am grateful for the tips on what was a turn off when viewing houses. I know every one will look at different things, so it is nice to hear different opinions.
