Renting in Dallas?

Hello again!  So DH and I are still going forward with our planned move to Dallas next year.  Thanks again for all of the advice and suggestions a few weeks ago!

My question is about renting apartments in Dallas.  I'm specifically wondering if month-to-month leases are ever available?  Since we will be moving out in phases, and if we don't find work moving back to Los Angeles, we don't feel comfortable signing a year-long lease. 

I know some of the larger apartment complexes offer short-term leases (like 3 and 6 months), but I'm sure we will pay a lot more for those.  Here in Los Angeles, a lot of the smaller mom-and-pop places (i.e. duplexes or smaller buildings) sometimes have a month-to-month option. 

We will be looking to live closer to Downtown, or Uptown, or the Lower Greenville/M-Streets area (ARE THESE NICE AREAS?  They seem so online.)

We are coming out for a vist in April and will have a few whilwind days to find an apartment and maybe sign a lease for a May move-in.

  • I am no help on the month-to-month stuff... but I think those areas of town should all be fine.  You might look into an apartment finder service, or a realtor that also does rentals - they might be able to help you, and you don't pay them (the apartment does).  Good luck!!
  • I can't think of a single apartment complex that will do month-to-month, but that's not saying there arent' any.  Also, downtown and uptown are very nice areas.  The only thing I will say about downtown is that you may frequently see homeless people walking about.  Greenville/M-Streets are also good areas.  That's close to SMU, so you may see college students walking about.  :)

    I agree with Angie.  You might try a realtor or apartment finder service to help you.  I know of a realtor who works with renters, if you want a rec.  Let me know and I'll PM you her info.

  • My mom is actually an apartment locator for that area! Small world, but she can definitely help finding those few places that don't charge a ridiculous amount for month to month!  Her name is Teneka, and she works for 1sourceapartments dot com.  Shoot her an email.. teneka at 1sourcedfw dot com or call her at 940.390.4316.. she'll ask a few questions on price and bedrooms and rental history, etc. but she's super good at helping our friends out.

  • I know my apartment complex rents month-to-month, but you pay a lot for it.  Even the more mom-and-pop places in Uptown and such charge quite a bit.  When I was looking back in 2008, an older mom-and-pop run complex had a one-bedroom apartment with no updates done in the last 10 years, no dishwasher, washing machine, etc. for $560/mo with a 12 month contract. 

    I live in The Village in Dallas (Lovers Lane/Greenville Avenue).  It's relatively safe, big rec areas, good mix of families and singles, jogging trails, close to shopping/restaurants, etc.  I think their website is www.thevillageapts.com if I'm remembering correctly.  Our 960 sq ft 2 bedroom was updated 2 years ago and has a washer/dryer in the unit -- rents for $935/mo for a 12 month lease.  I know we have been offered month-to-month and also 3- and 6-month leases.

    Angelsong21 - I think I saw your complex online - it's funny because the aparments we currently live in are called The Village in Irvine!  :)  Your place sounds like a great deal.  We have budgeted between $850-950 for a 1 bedroom to start.  So maybe it's possible we could find a shorter term 1 bed for around that price.(?) 

    You ladies are so sweet and helpful!  I think I mentioned before I'm originally from Okla. City.  I miss the southern hospitality.  Twelve+ years is too long to be in Los Angeles! :-)

     

  • I think the AMLI communities have month-to-month leases.  They are pricey, but pretty nice.  There are a lot of AMLIs in Uptown.  Also, the areas you've chosen are awesome.

     It really depends on the place, and I definitely second the suggestion to hire an apartment location service. 

  • I don't know about that area of apartments, but I can confirm that both of the north Texas apartments that I have lived in offer month to month.  Of course it's an extra $200-$300 more than if you sign a longer term lease, but it is available.

    Definitely!  You can find her on Facebook, I think her "business" one is under teneka harris relocation specialist.  Keep in mind, a lot of apts in DFW now do 60 day notices, so pre-leasing one the earlier the better can catch a better deal sometimes! (i used to work for apt mgmt companies). Her services are free, and she tends to hook up her 'referred' clients with gift cards for dinner out, etc. ;P so you can enjoy some tx food when you get moved in!
