Time Crunch WWYD?

Our house has been for sale since March.  It sold this past Sunday at asking price.  Great!  Only problem is the buyer wants a Dec 16 closing date.  We are looking in a small area due to us wanting to be in the school district that my husband teaches in.  There is not much inventory.  We did find one house that my husband absolutely loves.  I like it but I don't love it.  It's not the house I imagined we would get but it is a nice house.  My main problem is the small rooms.   However, it has a huge basement, a huge flat yard, and is in a great location for us due to my long commute to work and the location of the elem school.  It is basically an old person's house.  They built it and were the only people to live there but it needs a ton of cosmetic updating.

I feel rushed in this decision and like I have no other choice.   Our options are to back out of the sale of our house, or buy this house.  We have no one to stay with and the houses we have looked into renting cost more than our mortgage. 

 I have talked about this endlessly with family and friends...guess I am just looking for outside perspectives.

  • well dear..it seems like the writing is on the wall.  If it does need cosmetic updating..then use this as an opportunity to make it your own!  GL!

  • Grab your buyer while you can.  As for the buying...if you would like the house after doing cosmetic updates, and that's the only thing holding you back, then go for it.  If the floor plan, layout, etc. are bothersome, then don't purchase the house.  

    You said you were limited to a small area-are all the houses essentially the same?  Do you really think something better would come along if you wait? 

     You can get a rental for the time being.  While it would be a pain to move twice, keep things in storage, etc., it would be better than being unhappy with such a large purchase!

  • If  you're not sold on the house that you were looking at then don't do it.  DH and I made that mistake.  While yes, we like the house, we dont love it but like you were in a time crunch since our lease was running out (and the landlord was selling the property but we didn't want it).

    Can you put everything in storage and rent an apartment in the interim until you find something you both really really like?

    If you have a buyer for your house and it's at asking price I wouldn't walk away from that. 

  • First off--do whatever it takes to complete the sale of your current home since a buyer willing to pay full asking price is a rare commodity!

    As for moving on, if you REALLY don't like the house then don't feel like you have to buy.  Rent a home or an apartment until you find a home you love (or can rework to love).  I know you say renting is not an option, but I would consider it for the short term rather than  buy a house that you REALLY dislike. 

    Really look at the house.  There are things you CAN change (with money of course) and there are things you CAN'T change.  You can change room size and cosmetics.  You can't change location and yard.

  • You also have the option to rent while you take your time to find a house you are happy with at a liesurely pace.  Sell this house while you have a buyer!

  • I would definitely rent and pick something cheaper/smaller and put stuff in storage.
