"we buy ugly houses" ....
Has anyone ever used this company? The company is actually called HomeVestors, but their slogan is "we buy ugly houses". I have a rental property that is becoming more hassle than its worth, and has some major cosmetic issues. I really want to just be done with the place, but I don't think I will be able to sell it on the stale local housing market.
I know they won't offer what my typical asking price would be, but at this point a loss might be easier to handle than the constant up keep.
So tell me your experiences or horror stories...

I've always wondered this. Ugh - I figured it would be like that in order for them to make a business out of it.

I have not used HomeVestors before, but from what I understand, they typically do a little bit of what you want and what the other reply said. From my experience in learning about companies similar to HomeVestors, they approach owners with the appeal of getting it sold now (at a remarkable discount...like other reply stated) without the hassle of selling the proprety. Their plan is to turn it in days, with little or no work done, for a profit.
I do not advocate or condemn the business model because there are so many that are willing to avoid the perceived pain of selling the home. Keep in mind, though, the owner must feel the value of cash now is worth the difference of a deeply discounted selling price.
I would suggest contacting a real estate agent in your area to get a solid valuation amongst current sales comparables and make an educated decision on whether you would like to get it sold at a deep discount or sell it around the property's real value.

We have not had personal experience with it but a friend of ours flips homes for a living and does not recommend a big name company if you are looking to go this route. I guess a smaller company could offer more $$.

I am fully aware that this type of company will offer a rock bottom price, but their website also states that there is no obligation to sell after they give you an offer. So, I'm thinking it doesn't hurt to look into it.
My other option is to list it on the market "as is" below the tax appraisal, but enough to cover the mortgage. My only worry with this, is that the market is so bad right now there is no telling how long it will sit on the market. Once the current tenants move out (which is probably in June) It will need some definite cosmetic repairs before I would be able to get any other tenants in there. Plus, I am kinda tired of the rental business, and really just want to be done with it.
Ahhh... the joys of owning a property with foundation issues...
