Pet fee for apartment rentals?

We rent out an apartment, and our tenants have asked us if they can get a cat. We are still on the fence because we love the wood floors, and just got them refinished a couple of years ago, but are considering it.

If we do it, we'll probably raise their rent some amount, or ask for a pet deposit. I just wanted to get a sense of what other landlords/complexes charge for pets.

  • Most of the apartment complexes around here (Manassas) either ask for a pet deposit (usually around $200) or charge a monthly fee (usually around $20/month).  I think.  Ours doesn't allow pets at all.

  • When we rented an apartment from a management company it was $30/month/pet.  We also had a $250 nonrefundable deposit.

    We now rent a townhouse from the owner and we paid a $500 refundable deposit, with no increase in rent.

  • i think my building has a deposit (not sure how much as we don't have a pet) and also charges $20 more/month to residents who have pets.

  • When we were renting our condo the landlord charged us a $250 refundable deposit (provided no damage we got it back) and then an additional $40/month on top of our rent and this was for a dog. 

    The last condo we lived at was $500 refundable and $25 additional each month for the dog (wall to wall carpet)

  • We're in an apartment while we wait for our house to be built, and have 1 cat. They charged us a $400 non-refundable pet fee at move in, and she's an extra $20 a month. She's quite expensive to only live in the apartment for 4 months!

  • IMO, pet deposits are all over the place in value.

    i would consider how much time is left on the lease and how much it would cost you to repair urine damage to the floor. divide that number by the months left and that's how much your deposit plus additional rent/monthly pet fee should be. then you are protected in the event that they don't renew and the security deposit doesn't cover the damage. 

    cats are usually pretty good about using the box, especially if there is only one. the only time they would not use the box is if it is dirty (common when more than one cat shares) or if there is a health condition (that's how they let you know).

    at one time, we had three cats and we have hardwood on two levels and never had any issues with scratching. just the urine (b/c one was very ill for several months and wouldn't use the box).

    i don't know because i never had pets where i rented, but i echo what lindsey says in bold. we have 2 cats and hardwoods on our main level and have had no issues in the 5 years we've had them.

    however, it is more common for unfixed cats to mark (males especially). if you're going to allow pets, i would probably also require the renter to have had them spayed or neutered to reduce the risk.
