FSBO?

What are your experiences of listing FSBO? We are hoping to list in Feb. but I'd like to list FSBO first since unfortunately we don't have much equity in this house and sadly after 6 1/2 years of living here, we are hoping to get at least what we paid for it. I have mentioned to DH about possibly listing FSBO over the winter just to see what happens. It would be a lot of work/stress to get our house ready only because I have it in my head what I think the house should look like, etc. Mostly it's just getting things packed away and sold. Nothing cosmetic really. We live in Nebraska.

Any insight on FSBO or even listing with an agent would be great! Thanks. And BTW, we would have an REA who is also a friend work up the contract.

Re: FSBO?

  • We are currently using FSBO.com for our house.  We are using the Flat Fee MLS option that they offer.  This way not only is the house on FSBO.com but also shows up on the MLS listings and Realtor.com.

     The whole thing was really smooth.  We have gotten showings from both FSBO (which we handled) and from the MLS ( we have a lock box that the Buyers Agents use)   If you go the MLS route, you will want to offer a Buyers Agent Commission.

    So far I have no complaints about the process at all. 

  • We just sold our house FSBO, but not using the website. We put a sign in the front yard, posted on facebook, and told friends. Our house was under contact in 4 days. It was a very easy process.
  • we bought a FSBO then sold it later also FSBO - we just hired a real este attonry to draw up papers for about $500

    You can list on zillow for free :)
