Home warranty recommendations?
Does anyone know of or have experience with a home warranty company that will cover more than $1500 on a furnace that is over 15 years old? I have contacted 2 company's and this seems to be their standard. Is this the standard across the board? TIA
Re: Home warranty recommendations?
Are you looking for a house that you are considering buying or for a house that you already own? If the furnace is not working no warranty is going to cover it since it is preexisting. I am not sure there is a company out there that will pay more than that since warranties are supposed to cover if something randomly breaks, not to replace mechanicals that at the end of their life, that is just a cost of owning a house.
It looks like you live in Cincinnati, if so, there is a company out of Columbus (ABC Gas) that does the best home warranties but I don't know if they service Cincinnati but worth looking into.
I typically refer my clients to First American Home Warranty and Home Warranty of America, here, in Houston. My clients have had the best service from them regarding coverage issues. In Houston, these companies do not request a copy of the inspection report with regards to claims, but I highly recommend not taking advantage of them in an unethical manner.
First American will cover up to $1,500 on a seller's policy and more on a buyer's policy with regards to HVAC and ductwork in Texas.
However, similar to the first reply, if you are trying to cover something NOW that is already broken, you are going to have issues, as it is a known, preexisting issue.
Hope this helps!
Hello. We are in the process of buying a home and live in Cincinnati. The home warranty we are going to get it through HMS. I am reading the "fine print" and on the furnace it says "in no event shall we be liable for claims in excess of $2,000..."
I know there is a $100 deductible or whatever it is called per service repair.
The furnace that we have is 18 years old, so would expect to have to replace it within the next few years anyways.
Hope this helps a little!
This was just released. http://www.insideindianabusiness.com/newsitem.asp?ID=51171. Home warranties are the most complained industry out there.
