How much can you negotiate price of new construction?

The house in question is already built and for sale.  FWIW the listing price is $13k over the base price for the model.

  • Honest answer? Generally not a lot. It's much more common to be able to be able to negotiate for upgrades (e.g., a fence, a fridge, etc.) That's because in new construction, a builder is hoping that each property will sell at maximum value. Comps are determined in part by previous sales. That means that if they drop the price on one house, their comps will decrease for all future sales.
  • We just bought a new construction home last week when we were in Florida. House will not be built until June and the builder would not budge on model base price, but did agree to pay all closing costs and all the upgrades we asked for, aprox. $14,000 total.

    They did have some new inventory houses built with some upgrades and discounted them by only 1-2% off list price. I believe they would pay cc on those houses also, but they did not have the model we wanted built yet. 

    Have your REA look up recent sales for the builder and see if they sold for less than list price.  You may also be able to find recent sales yourself on Trulia or Zillow.

  • It depends on the builder - we were able to do some negotiation, but not nearly as much as we could get on an existing house.  You need to probably ask for the options list, and see how much $$ in options that house has that would put it over the 'base price'.

  • It depends on a number of factors including your market. 

    - how long it has been on the market and if the builder owns it outright and is not paying on it every month.

    In general, you can negotiate on new construction similar to existing homes. You are more likely not to be able to negotiate on NEW BUILDS (homes that you want to build or homes that are in a phase of development). But if the home is fully built, ready to move in - on the market - you can negotiate similar to how any home in your market is being handled. 

    In NJ - our new construction home was negotiated down 10%. In our current IA market the builder we are using for a custom construction has several homes on the market that he WILL NOT reduce in price more than a few percentages. He believes in maintaining the quality and price point of the development he created and will not negotiate. From our perspective that is amazing - it maintains our home value. But from a buyer perspective I bet it is frustrating. 

  • it depends on the market, but it doesn't hurt to ask.  we just bought a spec home.  they were already offering almost 10% off as an incentive, but because it was at the top of our price range and they weren't willing to budge on price, we asked them to throw in another 10k in upgrades (for landscaping the backyard, washer, dryer, water softener, and fridge).

    it's very much a buyers market here though, and the house has been completed for a while.
