For Sale By Owner advice?
We are going to be putting our Ankeny home for sale by owner within the next few weeks. Long story short, we had planned on building at some point down the road, but an amazing deal along with a desire to have Ava start kindergarten next year in her long term school home made us decide to move up our timing. We plan on trying to sell our house by owner first. Have any of you done this? If so, what marketing tools did you find to be the most effective? I figure we will put it on Craigslist and of course put the sign in the year, but if you have other ideas for getting showings, I would appreciate hearing them. Any other general FSBO tips would be great, too. It makes us sad to think about paying the hefty realtor costs if we can possibly avoid it! Thanks so much!

We tried once and didn't have any success and that was using a semi realty service (Help U Sell).
I will tell you though, when we were relocating here we looked at FSBO.com religiously and only considered those where they would pay our realtor commission as we weren't comfortable not using one.

Advice from experienced buyer and conventional seller.
- CL, yard sign, FSBO site listing, professional marketing information for potential buyers (similar to what they would get at a conventional showing), consider creating a dedicated website for you address (www.123yourstreet.com) with pictures and home information. And have open houses.
People tend to be leery of FSBO so give them as much info as possible - be transparent.
- treat this like a job! Be professional. For showings - dress appropriate, make sure house is prepared for showing. When they arrive - greet them, give them the info sheet, give them a 30-60 second introduction to home (practice this and don't go longer) and then let them view the home on their own. Do not follow them room to room!!! Do not tell them why each room in the house is awesome. You can provide upgrade information on info sheet but there is no need to point out to them every upgrade.
The reason FSBO have such mixed results is because some owners treat it like a professional job and do their best to follow a conventional REA pattern and some show the home in sweats with dog running around and half-ass give info or are over the top with the info they give.
You get out what you put into it ( in general).
Also expect to pay buyers agent commission. Only expect to save your agent fees. Put this in your listing and then provide to local brokerages. Something like: buyer agents welcome with % paid. There is NO reason for someone to buy your home and not have their agent fee paid - it's the duty of seller to pay these fees to begin with. So you'll have to make it worth their while some how either by paying their agent fees or reducing cost of home - most buyers would rather be protected with an agent.
