How long to wait for an offer?

Our home is not listed yet, but we had a couple go through with their real estate agent twice last week--first on Thursday evening and then around noon on Saturday. 

The agent called me on Saturday evening and said they had some questions, including what our timeline is and the age of furnace, ac and roof.  They are currently living with a family member, and I think are eager to move.  I called her back with the info (all dates were 1989-1994), and she said she would talk to them on Sunday and get back with me--wanted to know our schedule for that day since she didn't want to interrupt anything.  She also said she thinks an offer is likely.

We never heard from her.  I saw her this morning at preschool dropoff, and we just said hello.  I assume she would tell us if they aren't interested so that we can go ahead and list.  How long would you wait?  Do you think they would have already made an offer if they were interested?

  • I would wait until after Thanksgiving. If you don't have an offer from them by early next week, go ahead and list it. They do seem very interested since they visited more than once, but they could also be trying to decide between your house and another and may have chosen the other. Don't wait on one interested buyer to list it. Also, it is a holiday week, so maybe they are holding off on their decision until after because of crazy travel plans.

  • If they are no longer interested, then you probably won't hear from them. I would list this weekend.

  • I would list the house, and put in the contract that your agent does not get commission if these people buy the house.
  • List this weekend, after Thanksgiving.
