First time homebuyer

Hello! My husband and I found the perfect house with the exception that it has a sloped yard (front yard and back) and driveway. The house is on a small hill and the driveway is long and the top part is flat and can fit 4 cars so there's area for kids to play. Parts of the backyard have flat surfaces to play. We don't have kids, but plan to start trying very soon. I am concerned that our children would fall while playing in the yard (especially young children). My mom is a preschool teacher and she's the one who mentioned this after I showed her the pictures. I didn't think about it, but now I'm worried. I'm also worried that this house will be difficult to sell if we end up buying it because the area is full of children and other parents will have the same concern. Would do y'all think?

  • Can the hilly parats be terraced so there are larger flat areas with retaining walls?
  • Our first house had a hilly backyard.  Our kids learned real fast how to navigate without falling.  What is the big deal about a fall in the grass?  I would be more conscerned about a house that is on a busy street.

    A hilly back and front yard wouldn't deter me in the least. Unless it's a cliff as opposed to a hill, I really wouldn't worry about it.

    This! Kids are NOT porcelin dolls! They will fall, thats garunteed, but they wont get seriously hurt and it will just teach them to slow down next time. Not a bad lesson to learn for a child. If you want kids, there are far bigger safety issues to worry about then a slopped yard. Mostly it just means you dont want to put toys with wheels in unsupervised areas of the yard. Not a big deal.

  • My back yard has a very hilly slope but it didn't deter us from buying it. We figure we're living in this house for the long haul and down the road, we can put a retaining wall in all the way across the sloped part (the previous owners put a nice retaining wall in but only did it half of the yard). Later, we plan to put in a nice patio area where the hill was.

    As for children, I wouldn't worry too much. Getting boo boos are a part of childhood. If you are still worried when you purchase and have kids, you'll be outside watching them from when they're young. By the time theyre 10, they'll know the layout of the yard so well, they can run it with their eyes closed.

  • My house growing up had a decent hill in the backyard, it was awesome.  I could roll down it, and sled down it, it was the best thing ever.  How much of a hill are we talking?  Unless the house is on some sort of cliff, just watch the kids.  They'll be okay.

    My biggest concern would be about HOW it's sloped. That is, if you get 6 inches of rain one day, will all of the water run toward your house or away from it?

    Yeah I would be more concerned about drainage and honestly, about how difficult it would be to mow the yard than having kids fall in the grass.

  • Thanks for all the replies. I do have a pic, but I'm not very computer savvy so I don't know how to post it. 

    My mom is a huge worrier and it tends to rub off on me so the issue with kids falling isn't as big of a deal as I probably think it is. Drainage issues is definitely a concern too. We will have the home inspector check the house and crawl space. My DH will be mowing it and he used to run a lawn mowing business as a teen so he already knows that it's more difficult, but it doesn't bother him.
