Re: Buying a short sale home
It may be, it may not be. They are unpredictable. Some wait 3 months for answers, some wait over a year and then still hear no. One lender homes have better odds, but there is no guarantee.
It's stressful, heartbreaking if you get emotional and it's not a situation for everyone. But it can go quickly and work out. It's a flip of a coin really. Go in with a REASONABLE offer, know what's standard for your area re:closing cost assistant/down payment and make sure you have a Realtor that knows how short sales work.
Totally depends on many factors, but the most important is the bank that holds the seller's mortgage. It also depends on how competent all the lawyers involved are.
DH and I bought a short sale house 2.5 yrs ago. Just to give you an idea, we made the offer on the house the 2nd week of January, and closed the end of July. I won't lie - it was miserable. But? Totally worth it. We continued to look for houses in the meantime (we were only locked in for a short period of time -read your offer letter carefully, and make sure your realtor is on your side). We pushed and pushed (it helps to have lawyers who will call the bank every day), and eventually landed ourselves an awesome deal on a great little house. Luckily, we were not under lease at our apt, so our only timeframe was just that we were ready to finally have a house and move in.
You do have to have patience - and a lawyer that you are comfortable with. (Ours was recommended by our realtor and was completely incompetent. Lesson learned.)
