Prolly a dumb ? but...

Do you always get a grace period with your mortgage payment?  If so is it standard until the 15th? Ours is due on the first, how long do they give you before they will asses a late fee?

  • If you look on your mortgage statement, it will tell you when it is "late."  We do not have a 15 day grace on either of our mortgages (2 different homes with 2 different mortgage companies).

  • It should say on your payment slip. It likely varies by company.

This.  It will say late fee due after xx date or it will say Due Jan 1: $1000 Due after Jan 15: $1050.

I know with Bank of America (our old lender) they had a something like a 6 day grace period for all customers. If you paid from your Bank of America account directly then you had a 15 day grace period.  We weren't BOA members but it was weird.

  • Read your mortgage documents for the grace period.

Why do you not pay on the 1st?  Do you need to redo your budget in order to pay on time?  Paying your mortgage - on time- should be a priority.

  • Look at your mortgage statement, your note, or your truth in lending.

  • The grace period and any late fees should be spelled out in the Note you signed at closing if it is not on your mortgage statements.  In the Carolinas it is standard to have a 15 day grace period on residential mortgages.  I thought 15 days was standard everywhere but perhaps it varies by state / state laws.
