KB Built to Order Homes
Has anyone gone through this process with KB? Any thoughts?
Also: My husband & I currently have an (almost) two year old son & are planning on another one within another year or two. (hopefully).
We are currently looking at a one story 1850 sq foot house - 3 bd 2 bath with huge master suite & open kitchen/living room/dining room.
pros: one story, very affordable, love floor plan
cons: SMALL secondary bedrooms, could possibly outgrow quickly
There is a part of us that is contemplating choosing the 2200 sq foot house - 3 bd with gameroom or 4th bedroom.
pros: LOVE upstairs, downstairs is doable for me
spacious
cons: may be too much for me to keep up with right now, stairs with small children, & two story

If I had any worry what so ever of outgrowing the house I would NOT buy it. If you cannot see yourself in that house with two kids for the next 8 to 10 years it is a bad idea. With a three bedroom and two kids you will not have a dedicated guest room or office unless you bunk them together which may not be possible since you said the bedrooms are small. I would keep looking until you find a house that you are happy with everything about it.
I would not worry about being able to keep a 2000 qft house clean. You just have to set a plan in place and do certain things everyday. We just doubled our house size to 3000 sqft and it was daunting at first but I have my groove now of what I do everyday and it isn't a big deal. Also kids learn how to work the stairs, you babygate them until they can go up and down them unassisted. No biggie.
Don't buy a house you're concerned about growing out of.
Of the people I know who bought a house thinking it would be fine for 5 years and then they would sell and upgrade when they grew out of the house ... most of them are all stuck living in their too-small house because they're so far underwater on their mortgage that they can't afford to sell.
2200 SF is not that much to clean. Really. The difference between the smaller house and the bigger one is only 350 square feet. That makes little difference in the amount of time you'll spend cleaning - it's an extra room or two. Not a big enough reason to go with the smaller house.
Personally, I prefer a 2-story house, we like to have the sleeping spaces separated from the living spaces. Baby gates make the stairs safe for the kiddos if you're concerned about safety.

We just signed with KB and construction will begin on our home in January. I've seen/heard mixed reviews on KB, but our realtor addressed our concerns and said that while they may have had issues in the past, in recent years in our area, they have really done a great job for her agency's clients. We are building a 2004 SF single story. We don't have kids and are planning for my mom living with us in the future, so the den is going to be a 4th bedroom and one of the smaller bedrooms will be an office.
I've been in the 2 story...it's nice but I don't think you gain that much other than the dining room if it is similar to the floor plan I saw. But as other posters said, if the small bedrooms are a big deal, better to go with the larger FP.
We love our KB consultant and we've been to the design center for KB. Beware of all the upgrades, it can add up fast. So far, it's been an easy process and everyone's been great to work with on all ends. GL with your new home.
Thank you Pombride! I really am wanting to stay with a one story house but my husband really likes the 2183. I love the upstairs, but hate that the bottom story is one giant room. Any more thoughts you have would be appreciated!
I would be careful about the subdivision/area for the KB lots. We noticed that the subdivision we plan to build in is at a much higher price point and then we drove out and looked at other KB Homes/subdivisions w/ lower entry prices. Huge difference in areas and most likely how they will hold their value as well as quality of homes. As far as one story vs. two, I'm Team You and I prefer one floor. But you will just have to decide on the space issue for the smaller bedrooms. That was my concern in our last house which was only 1535 SF but again, we didn't have kids.
