Vent: Why don't people advertise rental houses sooner?

The planner in me is going insane.  We're moving out of our house when our lease is up (Jan. 31) and I'm looking for a new place, but there are hardly any advertised for the end of Jan.  Landlords should know by now whether their tenants are moving out.  I'm going out of town on Friday for 2 weeks and it's driving me nuts that we'll have packing AND finding a place to live to worry about when we get back.

On a side note, if anyone hears of a house in the Highlands for rent at the end of Jan, let me know!

  • I'll ask our property manager if there is a house for rent in the highlands that she might know.

  • I hear ya.  I need to know as far in advance as possible where I am moving and when too. I've been planning our move at the end of this month in detail for weeks now and am just now getting to the pack stage of things.  It's not college anymore. I can't just throw and go with one weeks notice.
  • I loathe moving in general, but isn't it pretty common to have a 30-day notice from your renters about moving out?  That's what our lease says.  They just have to notify us 30-days prior to moving out.  So as landlords, I wouldn't expect to know if they were leaving until Jan 1 if they wanted to leave Jan 31st.

  • [Sorry - double post and no-delete ability.]

Oh and that is where our house is pretty much located, but our renters have a lease until September 2012.  I can look on the HM website if you want, but maybe the person you nanny for already has for you.

This, plus showing a rental can be a gigantic PITA so I could see wanting to wait till the holidays were over.  I know when we are turning our rental over it consumes every night of DH's schedule to show it and take apps for a couple weeks...  And with the rental market as tight as it is you can usually get renters very quickly so you don't have to advertise too early.

  • Well I guess that explains it if most places only require 30 days notice.  Every place we've ever lived has wanted 60 days.

Me too so that's why I was thinking the same thing you were.  As a landlord, the planner in me could never be ok with only 30 days notice.  Too short a turn around for my ridiculously anal, planning blood.

  • As a landlord, I never got any notice.  They just stopped paying their rent and we had to kick them out and then hustle to find new renters and get the place cleaned up (it was always trashed).  Did I mention I LOATHE being a landlord?
  • Even if you did receive a 60 day notice, you will not really know when it will be ready to re-rent until after the tenant moves out, unfortunately.
