Dh and I are in the process of looking for a realtor to sell our home.
We found several comps in our area at a price we are willing to accept (that were not short sales, foreclosures, etc). I had to do some digging but I found the realtor who sold a house around the corner and she is meeting with us next week.
She is with a local realty company.... "Smith and associates..." not a big nationally recognized name like Remax, Caldwell Banker, etc.
IDK if this matters or not... but I always assumed going with a nationally recognized realty company would be better than local agencies or with mom and pop type agencies. I don't know why I assumed/believe this.
Can anyone tell me pros and cons? If we go with this agent and she is with a local agency, are we less likely to sell than if we go with a realtor with a bigger name company?? I'm so confused...

IL's had listed an old house of theirs with Remax and it was on the market over a year. When their contract was up they switched realtors to a small local co (they do alot of new construction and happened to be the agent for the development that IL's were building in). The local realtor sold IL's old house in less than 2 months.
I dont think a local co would market any less effectively than a larger co. I actually think in IL's case, their house was marketed better than with Remax. The specific realtor was able to devote more time to IL's house.
As far as looking online at houses, as long as your house is on MLS, it can be viewed on pretty much every realtor's site (so traffic to that specific realtor's website doesn't really matter much to me as far as exposure goes). I know myself, we're looking at house listings mostly on trulia.com and realtor.com, not even on our realtor's site. A specific realtor selling a house also means nothing to me. We wont be more or less likely to schedule a showing if it's with a certain company.
We just listed our house a few weeks ago with the same small co agent IL's used and so far so good. I feel very good about our decision.

I would want to hear about how the realtor would market the property, and compare the marketing plans more than the size of the company the realtor works for.
Speaking from experience, I would ask about how successful that particular realtor has been at selling properties and what his/her average time on the market before a sale is. Don't just get the numbers for that realtor's company as a whole, that doesn't tell you anything about how that individual realtor is performing.
As mentioned above, as long as your property is listed on the MLS, it will show up on the search engines for all the bigger real estate brokers too.

Hi! I'm a Realtor in CA and I thought I'd share some of my thoughts.
I am with a 'mom n' pop' as you say but in my case, it is 'mom n' daughter'
My mom started a RE company in 1990 after being the president of a large company (largest in our region, at the time) for almost 20 years.
First of all, the most important factor is the Realtor you choose to work with. There are great Realtors in every sized company: from the smallest to the largest. Find someone you trust and feel comfortable with. Communication is key and you want to have someone you can communicate well with.
Every Realtor and company has access to the exact same MLS system. So whether a property is listed by the smallest or largest company, it can be found by every Realtor on the MLS.
Marketing is important so you will want to discuss marketing strategy and style with whomever you interview. With the internet, it has really leveled the playing field in many ways. Every Realtor can have their listings on the internet and syndicated very easily. Furthermore, content is important: is it well written and descriptive of your property?
So, basically I would say choose the best Realtor and worry less about the size of the company.

Hi! I agree with Gannon. I'm a realtor too with a small company and it's not about the size of the company. It's about communication and marketing.
Also, I would get online and see whose website pops up in the first three. And don't type in your neighborhood name on the search engine. For example, if you live in the Pinion neighborhood of Santa Fe (I'm totally making this neighborhood up) don't type in Pinion,. type "Santa Fe real estate" because people who are moving to your city do not know names of neighborhoods. I hope that makes sense.
