Finally..some good news for once.

After waiting 7 months for a short sale, the bank approved our offer and then the MI company wanted 20 grand more.  They won't budge, they won't counter.  They want the money.  We don't have said money.  I will NEVER ever do a short sale EVER again.  I'm jealous of those that get approved so quick.

So we went out looking and found a great community that has a few spots left for new builds.  They are giving us crazy incentives to build there like $14,000 off, $5000 in upgrades AND they will pay our PMI for us.  We never thought building a home would be in our budget..and we are thrilled.  We are going this weekend to a different community to see the floor plan we like as a house and if we like it, we're going back to put money down and secure our lot!

  • That sucks about the short sale but it is seems like it is working out for the positive!  Good luck with the new build.

  • Yay!  We didn't think a new build was in our budget either, but it's turning out cheaper then if we were to buy a 5 year old home.

    Good luck!

  • That's awesome!  (about the new house... not the short sale)  I am currently waiting for the 'home search fairy' to reach me but I love hearing stories about how things eventually just fall into place.

  • Oh, 'I'm so sorry!  Unfortunately that is how short sales go.

I'm a realtor here in Austin and only one word of advice to give you when you go to sign for your new build.  That's to have representation.  It is your right to have a realtor look at your contract and represent you and the builders have it in their budget to pay the buyer rep's commissions.  Even if you already signed your contract, it's not to late to tell them you need a realtor.  And best of all it won't cost you a thing :)

    Good luck, that is fantastic!!

  • Congrats, Barb.  Would you mind sharing (PM if you want) where the community is?  DH and I are looking in Chicago and I'd prefer something new.  I haven't run into much in terms of new construction at all (but we are looking close to the city).  Thanks!

YGPM and it's in the far west suburbs.  :)  There is always a express train into the city, though!
