After our inspection last week on the home we are selling, our potential buyers are requesting we pay for a chimney inspection and any needed repairs. I'm assuming they want at Level 2 inspection as it seems the Level 1 was completed by their inspector. Can anyone give me an idea how much a level 2 inspection may be including a sweep? We keep giving giving giving and I'm trying to get an idea what this might cost before I agree to it. But of course I'm going to call around tomorrow and find out as well. I'm just trying to get an estimate in hopes of maybe getting a decent nights sleep instead of worrying about our house as I have for the past 4 months : ) Thank you so much for any help!
Also, according to the inspection report there is some evidence of deteriorating bricks around the chimney and cracks in the cap, anyone experienced this and have any idea what the cost maybe? Nothing looks horrible, but could potentially be a problem. Again, Thank you for any help!!!

I don't know the difference between level 1 & 2 inspections but we paid a separate chimney sweep to come clean and inspect our two chimneys. I believe we paid $160 or $175 and he gave us the go ahead to use the chimney. I have no idea how much it would cost to have that fixed but it sounds like you need a new cap and then possibly have the chimney (or part of it) rebricked.
I think this depends on how much you need to sell and if it's worth it to put up a fight but this is my opinion: If a buyer wants an inspection, those are optional and that should be paid for by the buyer. At that time, if they want repairs made, then you can negotiate with them. I don't believe you should have to pay for them to have it inspected. I remember feeling like we gave and gave and gave for our buyers too and sometimes I wanted to scream. Then I had to remember that if it takes a few hundred more to sell our house then we should do this. That's just a decision you will need to make - is it worth this to go ahead and pay or should you say no?
I would talk to your realtor about it. See if they think it's a reasonable request that you pay for the inspection.
