Adventures of A Girl and Her Apron
Hotel Art by Piazza Di Spagna, at Via Margutta 56. The hotel is located very close to the Spanish Steps and on a quiet street. The rooms are small but extremely clean and efficient.

The room had a gorgeous crystal chandelier, it had a tv in the bathroom, etc. It was definitely one of the best deals we found (the rates are pretty cheap for Rome).
eta: As far as location, we were able to walk everywhere. It's not far from the main train station and it was near the subway.

We went to Rome in September and stayed four nights at a private apartment just off of Campo de'Fiori. The location was amazing, just literally steps away from Campo de'Fiori (although the interior of our apartment was super quiet), within easy walking distance to Piazza Navona, and very close to several bus lines. The apartment itself was beautiful as it had recently been renovated, had a kitchen, eating area, and sitting area. I was initially skeptical of using the company (Rental in Rome) but I had a co-worker recommend them to me from his trip a few years back. In the end, I have nothing but great things to say about Rental in Rome and we had absolutely no issues with all communication running smoothly. Our accommodations in Rome were our favorite of our entire trip to Italy!
If you haven't already, review the Rick Steves' Italy 2012 book for options at different price points. When in Europe, I don't travel fancy and use his mid to low range recommendations.
When I was in Rome, I stayed at the Adler Hotel. It was lovely and in a great location.

It is located in the Quirinale right across the street from the Presidential Palace, just up hill from Trevi Fountain. We loved it! There are only 12 rooms in the entire hotel, the breakfast buffet is fabulous and the service is terrific.
We stayed in a private apartment as well. We rented through Leisure in Rome. I don't see the specific apartment we stayed in on there anymore, but we were near St. Peter's, within steps of the Metro and within 5 minutes of the Vatican.
We loved the apartment aspect for more privacy, better amenities (free Wi-Fi, jetted tub, washer/dryer, full kitchen, etc.) and cheaper prices. And booking through Leisure in Rome was totally seamless. I would rent through them again in a heartbeat.
We have been to Rome three time and stayed in different areas. Our favorite area is near Piazza Navona. We stayed in an apartment there. Navona Gallery Suites. It was in a residential building but outside there were tons of cafes and restaurants and it was a block from the piazza.
