Anyone been there? We are trying to decide if we want to rent a single family cottage or stay at a condo with a pool. Our children will be 3 and 1 1/2. How is the beach? Is the water cold? Is it really crowded in August? What about the pier? Is this a family friendly atmosphere? How are the prices? Any recommendations or tips would be appreciated!

I grew up 20 minutes from OOB. It has a really long beach, amusement area, etc...but it a bit .....honky tonk for lack of a better way to say it. It can be a loud and partying crowd at night if you are near the center.
I would pick York beach or Kennebunkport over OOB but OOB does offer more to do and I am sure if you rented a house it would be away from the loud downtown.
Scarborough is also a nice quiet beach area.
Southern Maine is great in the summer!
Also, the water will be cold--it usually is in Maine. But it typically "warms" up in August and kids never seem to mind. My 3 year old always goes in when I won't. But a pool might be a nice option.
The first 2 weeks of August are the busiest. If you can go the first week of Sept, it really quiets down but it woudl be fine in August as well--just more crowded.
