When is the best time to sell a house?

My DH and I are planning on putting our house on the market.  I was wondering if there was a better time to do this.  Now, spring, etc?

  • Depends on your market.  For my house, sometime in the spring would probably be best b/c the neighborhood appeals to families that want a particular school district.  They could look for a house, buy it and move in over the summer without disrupting the kid's school schedule.

    For some areas I've lived, it could be a good idea to list homes in a certain price range and size around the time of match day for med students.  I had friends that felt like if they missed the period between match day and July 1 (when new residents start) that they'd have a harder time selling their place.

    I think the general consensus is that spring is the best time to list.

  • Talk to your realtor.  A lot of people will say spring, but there are buyers like myself looking right now.  Inventory is low in our area, so you might get more attention if you list now.  The downside of the spring is that you'll have more competition.
  • Our house sold in 4 weeks after we put it on the market at the end of September.  It was considered a house for a young family or empty nesters so school schedules probably didn't matter to the people who made offers.  I would also have considered our area pretty slow in the RE market.

    As PP suggested, talk to an agent and do listen to their recommendations regarding staging.

    That's definitely the case in our area.

  • Historically spring is best b/c the house looks good as flowers/trees bloom and any new college/grad school grads are looking to the future and families looking to move are thinking about being settled before a school year. 

    I found that August is actually the slowest month of the whole year for sales with December second.  I guess in August people have either bought the best of the inventory from the spring/summer, are taking a break from looking, waiting for prices to be lowered, or are just on vacation.

    I agree with this.  We're listing now, based on our realtors advice.  There are only a few other homes comparable to mine on the market right now, so I think we will fare better.  Our buyer will probably be someone with either no children yet or very young ones (small starter home), so the school calendar will probably be irrelevant. 

  • There's no perfect time.  You have no idea when the perfect buyer is looking. We were looking to list ours in the fall this past fall and asked if we should wait til spring and our REA said no way...list now!  Everyone else is taking their houses off the market and there is less competition.

  • I'm searching daily and its slim pickings. So when a house that fits my criteria lists it's a major excitement

    One listed in the MLS last night, my sister spotted it and called me around 11pm (I didn't believe her as I had just checked the MLS an hour before).  I emailed my agent around 11:30pm and requested a viewing for the next morning at 10am

    If I had liked it (I didn't) I would have put in an offer that morning....

    But in all seriousness, spring is normally best, as people with children want to finish out the school year and then move in the beginning of the summer.
