Selling house

Hi all,

we are in the process of getting our house ready for sale and we are trying to figure out whether to use a realtor or do 'for sale by owner'. 

Our main concerns so far are:

- we will likely be losing money on our sale, ie. having to pay to get rid of it - and we are buying a new home in another state so basically we are trying to lose as little as possible to still have money for a down payment on a new place. Therefore, doing for sale by owner, we would save some money on commision.

- we are having a baby (#2) in April and are looking to close in June - so using a realtor would definitely cause less stress 

- we are hoping to sell quick since we are relocating (within 3 months after listing)

What are your thoughts - would you go with a realtor or try for sale by owner first???

  • If a quick sale is imperative, use a realtor.
  • First of all, congrats on baby #2!

    My hubby and I work in Real Estate, so my vote will always be to use a realtor. I completely understand not wanting to pay commission, especially if you are going to lose money on the sale. However, you need to recognize that selling the house yourself usually takes a lot more time. Say it takes 8 months for you to sell the house yourself... during that time, you are making mortgage payments and paying utilities. If you had a realtor, and they were able to sell your house in say 3 months, that's a full 5 months of payments you're not making. That cost could cover a realtor's commission, and get you moved to your new place sooner:)

    Just something to think about.

  • I work with DH in his real estate business and he offers flat fee MLS to FSBO sellers. We have had many, many successful FSBO clients.

    However, in your situation with wanting to sell fast and being pregnant w/2nd child, I would use a real estate agent.  Just make sure they are top agent in your area and have an aggressive marketing plan.
