s/o Aggressive marketing plan
What would you consider this to be? I mentioned in a prior post that I felt like we did all the work with scheduling showings, staging the house and retaking pictures (the agent's were crap). The things that we didn't do were put up the MLS listing and print out flyers (which were the basic one sheet ones until I asked the agent for ones with pics).
For those that work in real estate, what is it that you can offer over FSBO and getting a RE attorney? The reason I ask is b/c I do feel like we did a lot of the work and this time if we price aggressively, does it really matter and wouldn't the list price do a good enough job on the MLS?

When we attempted to sell our townhome (I say attempted because the only buyer we had backed out and we ended up renting), we went with a realtor that had a low commission. I was disappointed in the marketing- it was like pulling teeth to get them to print a few color flyers or hold an open house.
This time, selling our current house, we chose the agent in our area who seemed to have the best marketing. I think it's paid off. In three months they did three well-advertised open houses without us even having to ask for them, they employ a professional photographer, have a great, up to date website with lots of photos, and the brochure box on each home's sign holds a pamphlet with all of her listings, so anyone stopping by any house sees them all. Despite all that, we had no offers in 3 months, so we made a significant (7%) price reduction, and got an offer the next day.
Awesome! Yeah, I'm thinking it was probably just a lazy agent since he is basically the main one in our subdivision and I think he just expects people to list with him. Ours was willing to do Open Houses b/c he lives a few doors down, but the flyers were a battle, amongst other things.
Really hoping to low ball our listing this time b/c we just want to be done with it. We only listed for two months last summer, but that was enough with one kid and a dog and now I have another kid to add to the mix. My house was nice and clean though!
My suggestion is to talk to several realtors and ask what price point your home should be at along with how they would market it. There is alot to be said about having a realtor with you as you sell this high dollar item. Are you experienced enough to know what to do if the deal starts to fall through at the last minute, whether it is an inspection or dealing with the mortgage companies?
Most realtors would much rather deal with a realttor than an FSBO because the buyers agent ends up doing most of the work since you prob can't. Because of this, the buyer's agents are going to be less likely to show your place and will encourage the sale of another property.
It sounds like you either need a new agent or a better idea of what your house is worth and the market you are in (your city).
With all of this being said, it is ridiculous that you should have taken your own pictures and scheduled the showings. Not your job...
