Credit Report/Renting

DH has a huge error on his credit report that is making his credit score extremely crappy, plus it looks like he has late payments when he doesn't.  We're in the process of disputing it but we've been trying to deal with it since September and nothing is getting done.  So frustrating!

But anyway, we're planning on moving to a new rental this month, and I'm concerned that this is going to make landlords not want to rent to us.  Do you think we should mention the situation up front when we give them an application, and tell them we're disputing it?

Re: Credit Report/Renting

  • I would mention it upfront.  If they can see the rest of your credit is really good, I can't imagine it would be that big of a deal (and landlords are used to seeing icky credit scores). 
  • If you are disputing it you can add a personal statement to your credit report explaining the situation. You don't get a ton of space, but enough to say what's going on. It will stay on your report for 7 years or until you pull it off (the personal statement, not the error). Maybe that will help landlords feel better if they see your explanation?

  • Just be upfront about it.  Privately owned places are often very flexible and if you are renting from a large, corporately managed complex they will run an over all score that considers things other than just your score.  You'll be able to find something.
  • Upfront.

    One of our tenants had her identity stolen the year before she applied to rent from us, and she told us that up front.  But we based our applications on employment and steadiness of work/pay, and she has been an excellent tenant all around.
