Sell water softener/filter system with house?

We put in a brand new Eco water system (softener and reverse osmosis drinking filter) when we moved in 2.5 years ago, and will be putting our house up for sale soon. I think we should take our system with us, since most homes don't have them and I'd hate to have to get another loan for a new one. DH thinks it will add value to the home and that we should sell it.

  • It's a part of the house and therefore should go with the house. 
  • It should go with the house. As a buyer, I would expect it to and if I absolutely fell in love with your home, that would be part of my negotiations. If I was "eh" about the house, that would help me cross it off my list. Your H is right - it will add value.

  • Sell with the house.  That'd be a really weird thing to exclude from the listing.

    Who knows, you might not need it in your new house anyway.  We don't use one.  And sellers that you buy from may very well leave theirs with the house you buy.

  • I think this is a regional thing. We took ours with us but we listed that when we listed the house. However, my brother works for the softner company and in negotiations we offered back to put a base model back in but not the system my brother built for us that we took with. I also had a co-worker that was selling/buying at the same time as us and she took her system with her to her new home and I believe she left her sold home with nothing.

    Have you considered what will be in the home you will be moving to? Or are you building? If you are building I would say to take it, but be prepared for it to come up in negotiations - and be sure to list in your listing that it's not included. Because if it was not listed as excluded, I would assume it was included.

    Side note - renting a system is becoming more common, so you could take out your system if you are really serious about taking it with and put in a rental, buyers would never know the difference.

  • Maybe it is a regional thing. Around here it is very uncommon to see a softener system in a home for sale. I remember when we were looking to buy 3 years ago we saw plenty of houses with the plumbing for them but not the actual system. 

    We don't have a house picked out yet (must sell this one first) but all of the listings I've seen online don't have them. 

  • Our house didn't have a water softener when we bought it, which was very odd for our area. We added a softener after we moved in. We don't have a water filtration system (not necessary for us), so I'm not sure how much that costs, but you can buy a water softener at Sears or Home Depot for $400 or less. Not a big enough expense to bother with moving one out of our existing home into your new home, and it might help sell your current home.

    I would leave it.

    Just because it's plumbed doesn't mean there was ever one there, though. Our house is plumbed for one but we've never had a softener. I'd think this is a possibility with newer homes.
