How are the schools?
What are the taxes like?

What are good neighborhoods to look at?
We are thinking existing homes, but are also looking at building new. It might be a shock to go from trees to no trees for us. We need a 3 car garage, 4 bedroom, ranch style house. And a big kitchen.
Re: Elkhorn
We built in Elkhorn in large part for the schools, although we most likely will go Catholic at least for elementary school. In case we decided not to go to catholic school we wanted to have good public schools as an option.
Taxes vary greatly based on neighborhoods. I LOVE our neighborhood (SunCrest) and a few other nesties live there as well. Tons of kids and on the small side so you get to know the neighbors. It has one of the lowest tax levies which was a draw to us building there. The new elementary and middle schools are also being built in the adjoining neighborhood.
I don't know of any ranches for sale right now in the neighborhood but will keep my eyes out for ya!
As far as traffic, Maple is always a pain but we usually try to take the expressway. DH drives downtown and it takes him about 25 minutes
The schools are supposed to be great, that's why we moved this way. I know there are 2 more elementary schools planned right now, it's growing at an amazing rate. The school my kids will go to is only 2 years old.
The taxes are higher in the hood we're in, but it does vary. In general, the taxes are higher everywhere in Elkhorn, just so you know.
I'm not going to lie, traffic on Dodge going east in the morning downright sucks. As does Blondo. I work further south so I just take Center down and it's pretty quick comparably.
Right now I see 6(!) ranches for sale with the specs (+ or - a bedroom) in my hood, Briar Hills. It's on 168th and Blondo and I'm loving the location. We've been here 4 years and it couldn't be more convenient to anything you need. Granted we don't have huge trees, but we have considerable trees since the houses were built in the early 2000s. I love this hood because there are a million kids. On our little street there are about 20 grade school kids and a handful of high school kids (our street has about 15 houses). The rest of the neighborhood is the same. This was really important to me.

How are the schools? Great. I went to Elkhorn schools, great system, teachers. i think I remember you mentioning the possibility of St James, there is also St. Pats which has a school in Elkhorn
What are the taxes like? Depends, were in a "lower" area 2.08 levy, some areas are 2.6-8. But pretty average to West O.
Is traffic a mess in the morning going east/northeast? Not really, in Elkhorn. It starts to build up on Dodge about 156th or so. I stay off Maple, because of all the lights, and its 45.
What are good neighborhoods to look at? Depending on your price range. We live in Arbor Ridge, the new area of our neighborhood is nice. The taxes in Indian Creek & Piney Creek are the same, if you want to stay a little closer to Omaha, but in Elkhorn schools, I'd go around the 168th & Maple/Blondo area there are a lot of various price ranges. There are also 2 hearthstone subdivisions in Elkhorn.
