hello lovies! (house question)

Yes, already asked on buying a home... but some of you know me pretty well so I thought I'd ask here as well.

My stepdad has been fighting off 2 types of cancer for about 3 years now, and he and mom have decided they are DONE living 12 hours away from the kids. Now that my older sister has also relocated to VBeach (AWESOME - no really... this is the awesome sister)... they are ready to move up here as well.

We have about 50K for renovations/conversion and a property in mind that is on 3 acres. We are ready to make an offer, but before we pick our "take it or leave it" price we are trying to estimate what it would cost to convert the garage.

Thanks Ladies!

C&P from my post on BAH board:

We have a property on the table - and I was hoping someone here might have some experience with converting an attached 2 car garage into a living space (in laws).

Any info you might have is appreciated. The property is on 3 acres and not part of a HOA so we have the space/freedom to convert. We are just trying to wrap our heads around a general budget to prevent getting in over our heads.

FYI property is in Chesapeake, VA and there is already a FROG over the garage.

 TIA!

  • I have no idea, but wish you lots of luck! That's so wonderful that you and your kids can have extended family so close.

  • We are pretty excited...

Having my older sister here has been amazing. She moved down in July, lived with us til November and just signed a year lease on a condo. It is AWESOME having family here.

B and I actually got to go on a date last night without paying a $60 cover charge!

    :-)

  • If you get a contractor I'd think $50K would be more than enough to cover the renovations.  You're two biggest costs would be the bathroom and if you decide to add a small kitchen to the space.  You can always save money by putting up the dry wall & taping and mudding it yourself, along with painting it yourself.

To give you an idea of cost: we just had an insurance claim to fix our finished basement that serves as our family and play rooms.  The contractors charged the insurance company $9K to demo half the basement, put up new dry wall, paint and install a new electric fireplace and Berber carpet.   The basement covers the whole footprint of the house.
