Fancy bathrooms... why?

I understand wanting something updated, some space, clean and functional. You want a tub, not just a shower? I get that. But why is it that a price of a home goes up exponentially when a bathroom is tricked out with every spa feature? We're searching for homes and I notice that the homes with the uber-fancy bathrooms with the jetted tubs, granite countertops, etc. are more expensive. I guess sellers know that people will pay top money for it so they do the renovations but I just never understood wanting to spend a lot of time or relax in a bathroom. Maybe it's just me. Luxury is luxury, I guess, even if it's where you poop.

Re: Fancy bathrooms... why?

  • I'm with you. I also don't understand the obsessive need for dual sinks. I mean, you can't wait 5 minutes till your spouse is done to brush your own teeth? I don't really like company in the bathroom - I'd prefer to examine my zits, wrinkles, and gray hair without an audience. And I'd much rather have that space used up by a big bathroom somewhere else in the house where I spend more time.

My brother's got a bathroom in his house that is so big, it doesn't even get all warm from the steam when you take a shower. Who wants to step out of a warm shower into a cold bathroom?

  • I loooove nice master bathrooms. That is one thing I really want in our next house, if not immediately than to have the ability to update in a few years. In a powder room or kid's bathroom, I don't see the need for more than the basics, but I'm a bubble bath person and I want a nice soaking or whirlpool tub, a lot of light for make up application and plenty of room for all my products.

This is something we're willing to do ourselves later, so it's not a make or break thing, but a nice master bath is a really big selling point for me.

  • i love big, luxurious bathrooms! beside my bedroom, my bathroom is another sanctuary in my home. a place where i can have privacy, relax, unwind and rejuvenate. being in a cramped, bare minimum bathroom makes me feel claustrophobic and harried.

whenever i visit some place (b/c i have the minimums at home!) with such a bathroom, i feel more elegant, more relaxed and pampered!

as for dual sinks, i had them growing up and it made a huge difference in getting kids in and out of the bathroom. now we have one sink and it's tiny and has no counter. DH and I often have to maneuver around each other to brush teeth, wash hands, etc. and in the mornings, i need that small mirror space to do my hair. i'd love to have dual sinks!

  • Personally, I wouldn't put it in my house. I would rather have a tricked out kitchen.

Buuuuuut my ILs have spa showers with 800 shower heads, heated floors, separate jacuzzi tubs, etc and omg is it heavenly.

  • Totally reasonable, MrsPhilDunphy and LindseyJW. I get that some things I'm looking for are not what other people are looking for in a house. I guess I was just annoyed because I feel like some homes are out of our price range simply because they have spa bathrooms and it's not something I want or need, so I won't pay more money for it. I do want something updated. Maybe if I had a big whirlpool tub I would take more baths... who knows.

  • Keep in mind, most places don't recoup what they put in as upgrades if they trick out the place.  A house down the street was flipped and they upgraded everything.  They are reselling the house at about $120k more than they bought it for 4 months ago.  It has been sitting around for 3 months now.

Are you looking at sold prices as well?  I used FranklyMLS.com.  You have to register (e-mail address only) in order to see the sold prices, but it will give you an idea of what the original asking price was and any discounts to price or closing fees paid.

  • honestly the bathroom is my only TRUE alone time. so i enjoy a nice long shower or a soak in the tub. sure i get some time here and there on the weekends. but i would LOVE me a whirlpool tub and a huge shower or the one that secretservice il's have OMG i'd move in with them.

my bathroom is the size of a paper box so to me it sounds heavenly and if money was no object i'd buy a house with a cool ass kitchen and a bathroom like that.

but alas i have my ok kitchen and my bathroom that is the size of a paperbox.

  • I love a nice bathroom, but I don't really take baths, so all I want is some space, a double sink, and a really nice shower. I admit that I'm a sucker for a nice master bathroom.

ditto to all of this...for the "real" world. I think that most houses don't need a super fancy master bath, but a nice bathroom is awesome.

now I love the idea of all of the following (see my Dream House board on Pinterest):

but they would all look really dumb in my fairly modest house. expecting to get an extra $50K for our house, in our neighborhood because we decided to put some crazy bathroom in would be nuts.

  • i mean everyone i know has a fireplace in their bathroom!
  • I don't really care for bathrooms.  I wish ours were bigger (the closets at my mom's house are bigger than our bathroom) but I don't feel the need for fancy finishes.

Then again, I don't spend much time in our bathrooms.

  • I don't need uber fancy, but I would love a bigger bathroom.  We have three tiny ones in our 1950s house.  While it's not too crazy no, as the kids get older, I am certain the back-ups will start.  I dream one day of an en suite bathroom.  It seems like such a nice luxury.
  • The two person shower was a major selling feature for us with our house.  Our old condo had a tub with shower and a stall shower in the master and it was so nice to be able to both shower at the same time.

I would easily trade in my jetted tub for a linen closet and more storage though.

And when we replace our toilet (which is going to have to happen at some point because DH dropped a washer down into it and it will not come out and it is causing rust), I may seriously consider one with a heated seat if I can get a good deal.

  • I'd love a hottub in my bedroom, a la the all inclusive resorts in places like Cancun.  LOL.  I don't think that would resell, though.  :)
  • LOL.  You don't need it.  But fancy bathrooms are nice!  I would love 2 sinks.  My husband and I always fight over the sink/mirror.  It's because I take forever to get ready, and he doesn't want to have to wait for me to finish my makeup or blow drying my hair when he just has to shave.

I'd also like a separate tub to relax in.  I have a phobia of the shower/tub combo for baths.  With all the soap scum and grossness that's left behind after my DH takes a shower, I do not want to marinate in that, nor do I want to have to clean it everytime I want to take a bath.

The reality is, kitchens and baths sell homes.  Most people are turned on by the new and updated, and would pay more to have it move-in ready.  I see it time and time again.  Materials are expensive and add up.  I recently went to Home Depot and Lowe's to find a decent quality wood in-stock vanity.  There just wasn't one.  You'd have to custom order the cabinet.  Cabinetry is expensive...starting at $300+.  Granite tops are expensive:  $300+.  The most basic 12x12 ceramic floor tile is $1.87/sq ft, and when you have 80 sq ft, plus labor, you're looking at $1000-$1200.  If you have to re-do wall tile it's another $500-$800.  Faucets are $60+, Light fixtures, beyond the basic light bar is $80+.  Undermount sinks are $55+.  But the return on value is generally more than 100%.

Huh, this is a totally valid reason for wanting two sinks that never occurred to me, because my H shaves like once every two weeks, and he usually does it on Sunday night.

oooooooo showering at the same time! Embarrassed

  • Dual sinks are awesome.  My H said he didn't need them, didn't care... and has admitted he was wrong.  It's nice not to elbow each other when we're getting ready for bed at the same time.

I'm looking forward to redoing my bathroom.  Heated floors and awesome bathtub here I come!

  • Having lived through both and kitchen and bathroom remodel- I think our next house would have to be already updated. They both are a total pain and lots of $$.

And, two sinks in the master bath is a must in my marriage! Plus, I like that we have both a shower and soaking tub.
