list price is near the top of our budget and will probably go for close
to it. 3 bed, 2 bath, 1430 sf, 2-car garage with gated, long driveway.
1950s
ranch. good neighborhood. decent school district w/excellent elementary
school. backyard has a little bit of grass; built-in, high-end bbq,
storage drawers, cocktail
sink, fridge; generously-sized gazebo; storage shed that has a/c,
internet, & lighting (currently being used as a home office); and
covered patio. overall floor plan works well for our needs, although i'd
eventually open the kichen up more to living areas. you walk directly
into the dining room from the front door. master bedroom has 2 large
closets, 1 of which is a walk-in. dual-paned
windows installed about 15 years ago, copper plumbing, forced
heat/central a/c & heat, updated electrical. more storage than house
2.
house 2:
list price is 10% less than house 1. 3 bed, 2 bath, 1340 sf, 2-car
garage with gated, long driveway & part of driveway covered by porte
cochere.
1950s
ranch. good neighborhood. same, decent school district w/different, very
good elementary
school. backyard has a great deck, a little bit of grass, and lots of
mature citrus trees. overall floor plan works well for our needs but has
more quirks than house 1. living room is small, master bedroom door is
off the dining room, i'd
eventually open the kichen up more to living areas. master bedroom has
one, moderately-sized walk-in closet. better quality dual-paned
windows installed about 10 years ago with triple locks, copper plumbing,
forced
heat/central a/c & heat, updated electrical.
other relevant details.
we
do not have kids and are on the fence about having them period, so
school district concerns are mostly for resale. we live in a warm
climate, so backyards in both cases would be used often. both are
completely move-in ready but not our taste, so we'd eventually update
baths & kitchens. we park both of our cars plus a motorcycle in the
garage, so we won't be able to store much in a garage. houses in our
area do not have basements, and attics are rarely used for storage.
ideally, we'd like to live in the house we buy now for 7+ years.

I agree with this. I did pick house 1 since you said it had more storage space and less quirks but it sounds like both are great homes. If you can afford house 1, I'd start there.

we're going to go see house 1 again today. there are already a few people that have told the listing agent they're going to submit an offer, and we don't want to get in a bidding war, so we'll see how that all pans out. we've seen house 2 twice already, and there haven't been any offers yet.
owner of house 2 offered us some of the citrus, but we felt weird taking any at this point.

I chose 1 because it doesn't sound to me like you are crazy about the layout in the 2nd house.
I picked 1.
A weird layout can be difficult/expensive to change, which would steer me away from house 2. If you plan to use outdoor spaces a lot, it sounds like house 1 has more to offer.
