Buying A Home

When to contact a realtor when selling?

We're trying to decide when it will be feasible to move, but it will most likely not be until July or August. This is our first time selling. At what point should we interview real estate agents to find one?

  • If it is July or August ... and you don't have a realtor that you have a relationship with already. We maintained a relationship with the REA that sold us our home - and we used them to help us sell. 

    I would begin the end of April and contact each of the major offices in your area (ie: Prudential ... Remax ... etc) and have them assign a broker to come for an interview/chat. 

    Keep in mind though ... in the interview you are looking for personality, their game plan for advertising/marketing your home (broker open houses ... public open houses ... etc and how many and when) ... and less about, I can get you X amount for your home or ... I can sell it in X days/months ... That is all BS sales and frankly if they came to me and did the over sell pitch I wouldn't want to work with them. 

    ON the other hand ... if your market has a high inventory it might be hard for you to get a broker and a broker who will market your home. Here, where I am in IA, they typically only do open houses on NEW construction because of such a high inventory. 

    ............ Aside from the interview/selection of an agent, which might take you a few weeks (and don't be afraid to call a broker office and tell them that the agent they sent didn't work out, do they have another one that you can interview) ..... is that your agent should do a walk through with you of your home and tell you things they would like to see you do before listing (fresh coat of paint ... fix this or that ... remove XYZ furniture and items. 

    That TO DO list of stuff for better showing/staging of your home might take YOU some time to accomplish both with time and money. So you want to know what that list is and have some time to work on it.

  • I would start interviewing now. We chose one in January and put our house up in June, but we had a lot of prep work to do before going on the market. She was invaluable in helping us decide what to do/not do when prepping for sale, kept us posted on the local market status,etc.

  • Thanks for the advice you two! I went ahead and contacted one and we'll go from there. We have some 1/2 finished projects that we need to find time to get finished first, but then he's going to come over and talk to us.
