Counter offer was accepted! Next up, appraisal!
Contract in place, inspection completed (just a few minor things listed), mortgage papers signed and interest rate locked in. The appraisal is being ordered tomorrow to be completed within the next week. Closing set for Feb. 10! 
We are SUPER excited and can't wait to be in our own home! Still doesn't seem real because things have moved along so smoothly and quickly....just hoping we don't get blindsided by anything being first time home buyers even though I feel like I've done a lot of research to prepare myself. Any tips from those that have already gone through the closing process?

At this point, all you can do is cross your fingers and hope for the best. When we purchased our first home, things went incredibly smoothly from start to finish.
We are a little bit further along in the process than you (selling our 1st and buying our 2nd home), since our appraisals are all done, and we're closing next week. So now the stress is from packing!
When did you put in an offer and start the whole process? We're trying to close on the 9th and our mortgage guy keeps saying we might not be able to
All we're waiting on is the appraisal (I ordered it the other day). We put in our initial offer on 1/7 (it wasn't countered, and like you we had minimal things come up during our inspection). The seller has done everything we've asked for (which made a very smooth process so far!)
We viewed the house for the 1st time January 7th. I met with mortgage lender on the 10th to make sure it was a possibility credit wise since we had bought DH a new truck in October (hadn't planned on buying a home until next year). 2nd viewing was on January 11th (wanted my Dad's opinion because he's such a perfectionist and notices all the little things that I never do!), we put an offer in at 8 pm that night. Received counter offer the next day, we made another counter, and our 2nd offer was accepted on the 13th. Seller is paying ALL of closing costs which we are very excited about! Inspection was completed the 19th and appraisal was ordered this morning....Guess I will begin collecting moving boxes next!!! Congrats to you on your purchase, Niffa!
