newbie - and excited!

I'm new to this board, though I have lurked now and again in the last year. DH and I have been looking . . . sort of . . . for since we got married a year ago. His dad's a realtor, so we have easy access to MLS. 

We've seen lots of houses since then - mostly open houses, though we've had our share of actual showings as well. We saw a house last spring that was a short-sale with an accepted offer that we LOVED. It actually went to foreclosure this fall, but still no listing by the bank . . .

 Yesterday we saw another house - and I am in love! It has so much more of what we've been looking for! The listing made me fall in love with it, and because it's happened so many times before, I thought seeing it in person would make me MUCH less excited about it. Not. The. Case. It was even MORE amazing! We're working on our pre-approval (remember: I said we were only sort of looking) and hope to put in an offer by next week! Woot!

Any advice/words of wisdom to share? TIA!

  • My experience was similiar to yours... Wasn't crazy about the listing, but LOVED it in person.

    Advice?  For me, the fact that I loved it so much sort of made me overlook things that I really shouldn't have.  First, there were what appeared to be minor moisture issues in the basement that I wasn't concerned about.  I should have been concerned.  We're now facing expensive renovations and possible mold remediation.  I also backed down fairly quickly in the negotiation process and should have held my ground more. 

    I would recommend getting a very reputable inspector and push to make sure that the inspection is very, very thorough.  Also, I would get a radon inspection (which is usually seperate from the general inspection), as well as a pest inspection. 

    Finally, make sure to save MORE than you think you'll need for moving/start up costs.  We went waaaay over budget on all the "small" things (paint, tools, etc).
