How (in)accurate is Zillow for trends?

I'm looking to sell my house, and according to zillow, the "zestimate" in my neighborhood has been essentially static for the past 4 years.  I spoke with a realtor, and she said it's down 12% since 4 years ago.  Admittedly, I am outside of her normal coverage area, but a friend has worked with her before. 

I know Zillow can be wildly inaccurate on an individual home's value, but are their trends bad too?  I assumed they took it from average selling price in the neighborhood.

  • I am a Realtor in CA. Here is my two cents worth :)

    I don't trust Zillow. According to Zillow's own accounts, their 'zestimates' are within 17%. That is a huge variation and nothing I find credible. In my humble opinion :)

    Just remember that Zillow never goes inside any of the properties and their information is based on recorded information only. There can be extreme differences from house to house and there would be no way to tell from the recorded information. Two homes of the same size can be entirely different.

    So, that being said, I would continue the conversation with your Realtor and learn even more about the market. The Realtor community will have a greater level of information about the homes and how they compare than Zillow will have. Don't hesitate to ask for more information and look at active comps for your property and neighborhood. Your Realtor will be happy to help you understand the current market and your fair market value.

  • Zillow is useful for looking up sales histories and local comps, but the zestimate is only based on legal square footage, property size, and local comps, not the condition of the house.
  • I would not use "zestimate' on Zillow. I have found them to be very inaccurate.
