  • your realator or mortgage company should make a reccomendation and if they havent ask. they deal with inspectors on a daily basis and will know pricing and whos the best.
  • We also used a recommendation from our Realtors.  He was very thorough.

I wouldn't necessarily agree with the bolded.  If an inspector turns up a huge problem, the buyers might back out and the realtor lose commission.  I hate to say it but not every inspector is looking out for your best interest and neither are all realtors.  There is potentially a lot of money riding on you buying that house.  Make sure you are there with the inspector and make sure any questions you ask are addressed.

Unless you really trust your realtor, I would recommend asking friends/family/coworkers for recommendations.

  • My realtor doesn't usually like recommending inspectors or other sales-related (escrow, mortgage, etc.) agencies, because she doesn't want me to feel like she's pushing her friends.  However, she did find my inspector because originally I bid on a historical house with a ton of issues, so she recommended the pickiest inspector she'd encountered in her career.  I liked him so much, I intentionally asked for him again with the second house we bid on.
  • I used Angie's List. The highest rated company was also offering a coupon through the site.
  • Thanks.  We went with our realtor's rec but she is a strong member of our community and I just can't see her screwing herself.  Small town.
