Cost of pre-approval

I had been wondering the same thing as the previous poster as we are going to start our hunt in the next few weeks but ideally don't want to move until June/July.

But it made me wonder about the cost of pre-approvals.  I know pre-qualifications are typically free as they don't pull your credit or do much work at all.  I'm sure it varies by bank but is there a range we should expect.  If we got the pre-approval now but it expire and we needed to "renew" it would we then pay that same fee again?

  • We didn't pay anything for preapproval.
  • You don't pay for pre-approval.  You get the approval and then if it expires, then you just have to submit a new application and do it all again.

    Our credit was pulled for our pre-approval and there was no fee.

    If/when you use the lender, they will recoup any costs spent and more over the life of the loan.  Sometimes you will see that they charged you for pulling your credit report in your closing costs.

    Pre-approvals do pull your credit and analyze your finances (pay stubs, W2s). Are you thinking of pre qualification? If you are mixed up about these, visit this link: Pre-qualification vs. pre approval.

     I always thought the deal was: Prequalify=no pulling of credit and preapproval=pulled credit, which is why preapproval is stronger?

  • A pre-approval pulls credit and asks for the info from W-2s and bank accounts. It stipulates that assuming what you've said is true, you should be approved. If they don't pull your credit, it's a pre-qualification which doesn't really carry any weight. Neither should cost you anything until you actually get the mortgage - now that we're under contract we paid $22 ($11 each applicant) for the credit check.
  • Our pre-approval had an application fee of $25. We didn't have to pay it up front though. It was worked into the closing costs when we bought a house.
