DId you get one? Are they worth the expense? I had one with my first house that was purchased by the sellers, and I used it once. Of course, that was a regular sale of a well-maintained house. This time we're buying a house owned by a family with 4 teenagers that hasn't been so meticulously kept up. It's a short sale, so we're buying as-is, and we'd have to buy the warranty if we want it. My concern is that the inspector already pointed out a bunch of areas where things weren't working. I'm assuming the warranty would not cover any problem the inspector already identified?

I'm not sure about what it will cover re: the inspector.
My father's house had a home warranty and he knew the boiler was on the fritz, so they replaced it for him shortly after closing. It can definitely be a good investment if you think there are things that may go wrong very quickly.
I got one because I bought a short sale as well, if it was identified and not fixed it may not be covered, but also read over the fine print for the home warranty because alot of things arent covered. Also dont use the one the realtor recommends, find your own. I used the one the realtor gave me and they are based in CA but I am in MD, they had one person listed who would do electrical work in my area, called them and they said they did it in VA not MD, so I had to go find my own electrician and ask the home warranty company to reimburse me, which is a long process. Also, they had said they would cover items, but if you dont ask the company you could end up with a situation like I did where I had the electric blow out because they put half the house on one breaker, which had all the big items (appliances), so when the electrician came in, he said it had to be moved to an unused/less used breaker, they consider that an "Upgrade" so the home warranty wouldnt fix the problem. Not being able to use a built in microwave because it blows out the power in half the house is a hazard, not an "upgrade", how else were they suppose to fix the problem?

Our sellers purchased one for us, and we've already used it three times, so it's definitely been worth it for us.
You're right that things that were pointed out in the inspection won't be covered under your home warranty (at least according to the fine print of ours). We had a plumbing issue and I initially wasn't sure if it was the same issue that had been pointed out on our inspection report; my home warranty company told us that if it turned out to be the same issue, we'd have to pay the plumber out of pocket AND have to pay the charge for having the warranty company send someone out (only $60, so not a big deal, but still...)
My brother bought a house and promptly had a huge (several thousand dollar) plumbing issue. So, I definitely wanted the peace of mind of having the warranty, even though I know it's not a 100% guarantee everything that could go wrong will be covered.
Our seller purchased a warrenty for us. I think it was around $500 and I'm pretty sure our agent said we have the option of renewing it next year. The house we're buying has really been kept up with and is in great condition (the seller even put in a brand new sump pump right before listing the house). I really doubt we're going to need the warrenty but the peace of mind is great.
Ours says in the fine print that it won't cover anything found wrong during the home inspection. I think that's probably pretty typical (since you can negotiate to have those things fixed/working before settlement).
