Home Inspection Report!

We had our home inspection this morning.  And overall it went pretty well.  There was one major issue though.  The inspector found the water pressure to be high when you turned the water on, then it drops off significantly.  You can actually see the pressure drop.  He thinks it's the pressure regulator for the plumbing for the house.  So that would have to be fixed. 

Some other issues, were condensation in the windows.  The thermal seal failed and those windows would have to be replaced.  There was a crack in one of the shingles that would have to be tarred.  And the blown insulation in the attic has been smushed and would need to be re-blown someday. Other than that, it was a good inspection!

  • Yay for a somewhat good report! We have condensation on our windows too. We just put a strip on foam in them and then we put plastic on the windows in the winter. Our house is only 6 years old, it was very cheaply made! Are you going to request that they fix the plumbing issue? 
  • I'm glad your home inspection is done and the house checked out pretty well!  It sounds like there aren't any deal-breakers, and hopefully the things the inspector found can be easily fixed.  I'm not sure how big of a deal the pressure regulator is or how bad the window condensation is, but those seem to be the biggest (and more immediate) areas of concern.  I hope all goes well from here until your closing!

    They have to fix the plumbing issue.  In our contract it states that all plumbing must be in correct working order when we buy the house.  The inspector doesn't think it should be too hard to fix.  They just have to find the regulator buried somewhere in the yard.

    The windows we'll ask them to fix. They renovated the house they are moving into and had a general contractor do some of the work.  They mght ask him to fix and replace and get a good price on it.
