We're going for our second showing on Monday - and taking DH's BF (and our plumber) with us this time. I can't wait! We are both so in love with this house/property!
We also expect to have our pre-approval on Monday and official loan approval by mid-week, so not sure when we are going to make the offer - maybe monday night? I'm so nervous someone else is going to swoop in and take it before then! Weird to think we could potentially be moving at the end of Feb . . .

Re: second showing
That is so exciting! I hope everything goes well. Good luck and enjoy!
Lighthouse State Beach, Santa Cruz.
Good luck! Take a camera, paper, pencil and a tape measure. If you need to take any measurements (for furniture, blinds, curtains, or any remodeling) now is a good chance. Look to see if the outlets are in places that you need them to be for furniture placement. If DH needs a ladder to get into the attic bring that and a flashlight.
If you are keeping any current furniture, maybe measure it before you go to the house to make sure it will all fit (through the doors and into the room). Do NOT go buy anything before you close on the house though!
Are you using a realtor? I if today goes well why would you not put an offer in immediately. that was the advice our realtor gave us, put in a offer with a ton of contingencies (financial in place, inspection accepted by buyers etc) that gives you LOTS of ways out, but at least here, once an offer is accepted they are not allowed to show the house to anyone one else or look at other offers unless you back out or buy....we had 3 weeks to meet the contingencies and could have backed out for pretty much any reason at any point, but they couldnt show the house to anyone else. We closed on it after haing about 50 people come with us to look at it including multiple inspections (because we have friends who are inspectors), and parents etc. It was good to know it couldnt dissappear on us (we offered undervalue), but that we had a couple weeks to be sure that we were able to do to it and there wasnt going to be any major suprises.
EDA: we didnt have any pre-approval didnt start any financial anything untill after we offered
