Open house done... now what?
So we had our open house today and had a pretty good turnout (16 potential buyers, more people came but were either neighbors or not really looking according to realtor). So... what happens now? If anyone wants to make an offer what's the typical time frame on that? Do people usually do it right away or not at all? Or will they come back for another showing if they are really interested? I'm really hoping to sell fast - this is horribly stressful!

That is a great turnout! It's possible that someone could make an offer based on the open house, but it's more likely that they would want to come back for a private showing before taking that step (to look at the house longer and in more detail). Good luck!
As a real estate agent, you can never predict whether or not an offer is going to come in. If it's the first open house and new to the market, people may be browsing, adding it to the list, etc. We've had a home on the market for 6 months and have had great open house turn outs and just received an offer.
If you are looking to sell fast, you need to be THE BEST home on the market in your area at THE BEST price. There is strategy in pricing close to what the number in your mind is. We recently priced a home within 5k of the seller's bottom line price and received an offer in 7 days. Being aggressively priced draws attention and hopefully a quick offer. Make sure though your bottom line dollar amount works out for you when you include taxes and closing costs.
Nosy neighbors can be the best source of a buyer!
