newbie w/ a ?

Hi! I am new to this board, although I am on thebump boards a lot...but I do have a question for all y'all ladies about choosing a realtor...

 

If I was referred to a mortgage banker by a real estate agent to get pre-qualified, do I have to use that agent if I use the banker, or can I still look into other agents??? TIA!!!

  • You do not have to finance with the lender who gave the prequalification.

     

  • You don't need to use the agent that referred you to the lender.

  • That is just how their business works, they refer like crazy.  Lenders, Agents, Insurance Agents, inspections, etc...lost of referals.  I checked into the lenders my agent sugested but ended up going with a family friend in the business, no hard feelings.  Shop it around. 

  • Make sure you're getting pre-approved (as opposed to pre-qualified) if you're planning to put offers in any time soon. The pre-approval is the one with more weight behind it since it involves a credit check.

    You'll only be "wed" to that agent if you sign a contract with them, but if you tried to buy a house through another agent that you originally saw with her you would run into an issue. 

    I haven't used any of the vendors (mortgage lenders, inspectors, closing services) that my agent has recommended. Maybe I'm paranoid, but I know there's a business relationship there that might not work in my best interest. 

    ALSO, unless you're using an exclusive buyer agent you probably shouldn't tell your agent what your max preapproval amount is. If you end up interested in one of her listings, she represents the seller and would know how much you could afford. Someone told me not to tell ANYONE our preapproval amount and my agent didn't ask. I would be worried about the agent and the banker talking (again, paranoid).
