If you a selling/ recently sold your house...

How long was it on the market for? We signed papers to build a house with the contingency of selling our house in 90 days. And unfortunately, I dont have much hope for selling in this time period:(

  • We put it on in March 2011. Got an offer in September. Deal fell through in December. Relisted in December. Have offer now to close at end of March. We're in Kentucky - not a very depressed area. If you house is priced really well and is a fantastic place with a great yard and location then you might have a shot. But even if you get an offer ASAP, it's going to take at least 30 days to close.
  • ours sold in 4.5 months
  • I've looked into average DOM stats as part of our buying process and it varies greatly depending on the area. I would google the name of your town + "real estate data" or "average days on market" and see if you can find anything.

    You just listed it and it's February - things will pick up a lot in the next month or so!

    If you have wiggle room in your price you might want to add something to your listing to make it more appealing, like a one year home warranty. Also make sure that you're competitively priced compared to other properties.

  • It really depends on your area, and if the house is priced well. We're listing soon, and our realtor just closed 2 deals. 1 took 5 weeks to sell, and the other took 7. Our neighborhood is popular, and inventory is low.
  • We got an offer in 3 weeks and are supposed to close at the end of February. *fingers crossed*
  • We listed in February, adjusted our price 2 months later and got an offer a week after that...which we turned down.  That was April.

    The next offer didn't come in until July, it was a lowball.  We also had build in progress so we took it.  It was (much) lower than we wanted, but we were still able to buy the next home so that was what mattered. 

    It all comes down to price.  If buyers think you are priced right, you will get traffic and your house will move.  Some of my comps from last year are still sitting...and I have the hindsight of knowing that I was priced high out of the gate, which was a mistake.

  • We listed ours in November, closed in July.  But we are in one of the most depressed areas in the country.

  • We listed our condo in February '11 and have only had 10-12 showings and still have no offers. We've dropped the price significantly but recently decided that we needed to repaint and redo all carpet and flooring to make it 100% move in ready. It is money thrown away, but it is better than continuing to lose money every.single.month it doesn't sell.

    We listed our house in April, got offer June 30th '11 and closed July 31st (and only went about $2500 under asking price). We went in thinking it would be at least 6 months and were plesantly surpised when it sold (a week before moving).

    Also, on the buying side...we put in our offer March 30th '11 with an estimated closing date of May 6 (was hoping the current house would sell before closing). Closing was postponed until May 30th. It was nice not having the extra payment those 3 months, but keep that in mind as a seller; people buying might also want to postpone closing as much as possible.

    I think our house is reasonably priced. We live in what Is considered rural area, so when I looked up houses with similar bedrooms, bathrooms, sw footage, acreage, etc ours is significantly lower. But it's also a double wide on a permanent foundation while the others were stick built. So far we have had two showings that cancelled:(. I know I have to be patient, but it's hard when it's up to others.

  • I'm in South Jersey. We were listed for 16 monhs before going off the market in September.

    Your realtor should have shown you the average days on market when you signed your papers and went over your listing agreement. We knew we had little to no chance of selling the house for what we needed to, so our realtor refused to even show up properties until we had an offer on the house. We might re-list in the Spring, we're waiting to see what happens to our local market first.
