i am wanting to sell my house. how do i go about doing a for sale by owner?
Re: for sale by owner
Find a real estate agency in your area that offers flat fee MLS. You will still have to offer a buyer agent commission, but will save on the listing commission. Start with the smaller, independent agencies who are more likely to offer flat fee listing than a larger franchise agency. This will get you a lot of exposure on local and national websites for a minimal amount of money, usually a few hundred $. Make sure you get all the forms you will need, like disclosure forms, etc.
Also you will want to find a real estate attorney to review contracts.
FSBO.com offers flat fee MLS. This will get your house show on realtor's websites and really get your house out. As PP stated, you will have to pay the buyer's agent 2.5-3%.
If you don't want to do that, just put a sign out front, put ads in everything you can, put flyers in places that allow, host open houses, etc. It's all about getting your house known. Use zillow and other sites to price recently sold houses and determine a good starting price. I would also attend open houses in your area and see whatothers are doing with their houses.
Make sure you declutter! Get out personal belongings and have your house very open feeling.
I'm hoping to buy and I look on zillow.com and trulia.com - in addtion to my mls account from my agent (zillow and trulia and free to post, I think)
If you can design a website (there are tons of free hosting places) with pics and info, put the web address on your sign and/on flyers
I'd advertise that you will pay 3% to a buyers agent
