Weird situation....

Ok, so DH and i Sent a request to my agent wanting to see a house. He comes back and says the seller doesn't want to show the house this weekend.

I thought this was strange, if you list your house, wouldn't you want as much exposure as possible?  My realtor gets on the phone with the listing agent and it turns out they denied 4 showings last week. The listing agent explains to my agent that she is taking the house off the market for a week because the sellers are being very difficult.

So with this information my agent suggests we put an offer on the house site unseen subject to seeing he house. His thinking process is that as soon as the house goes back on the market there will be many showings as they declined 4 showings last week. He explains that we have nothing to lose and everything to gain. If we see the house and don't like it, we're out..... And if we do like it, our offer stands. 

Everything sounded good to us, so we put in an offer subject to seeing the house. Today our offer was accepted! However, the sellers agent says that the reason they declined the showings was because the house is being flipped, it was foreclosed on and the new owners are completely redoing everything. Anyways, turns out someone left he bathroom window open and the pipes burst. So they didn't want to show the house like that.  

Now my thought process, we live in New England and it hasn't been very cold this winter, so I'm not sure this story makes sense? Also, i guess there was water damage on the ceiling they wanted to fix before showing the house.

Should we be concerned? Pipes bursting not cared for properly could cause mold etc. Did they just paint the ceiling to mask the water issue?

Any input would be appreciated

  • I'd be making sure they had permits for all of the work they're doing and get a really good home inspector before getting further into the process.
  • If they responded to the water issue immediately there should not be any mold.  If the water damage was there prior there could be.

    I saw a foreclosed house with mold and the bank required me to sign a waiver before granting me access inside.

    My best guess is that the house in under repair/construction and they got tired of putting everything (buckets, paints, ladders etc) away each day for viewing so they cancelled them until the repairs were finished. Then they got your offer and thought -yeah! sold, now we can do the repair in peace.

  • That's a pretty cool buying tactic. I like it.

    I know it's a few hundred bucks, but could you schedule a home inspector to go with you? It's probably worth a professional opinion.

  • As pp said get a home inspector in! And ask about things like how has the structure of any rooms or anything been changed....watch enough HGTV and you realize pretty quick theres a lot of shotty workmanship in many a flipped home! Remember a flipped home is intentionally to make money off of so you can garuntee you are paying more then the value of work put into it.

    I would never knowingly buy a  flipped home, but that said I have friends who are contractors who flip homes all the time for the extra cash and they are good honest people who take thier job seriously...but they are actully contractors in thier full time jobs not people who exclusivly flip houses.
